Armando Montelongo Seminars



            As a lot of people have, my girlfriend (Lynn) and I (Keith) used to watch Flip with House on A&E. There were a lot of times that we thought that would be great, Flipping Houses and making all that money.

            Well some time had passed, it was either late May or early June (2010) and Lynn tells me she had seen an infomercial for Armando Montelongo Seminars. FREE, FREE, FREE hurry before all the seats fill up and you miss your chance. We checked it out and figure its free and in our home town, let call and get our seat, ok done.

            On June 14th, 2010, at the Hilton in Santa Rosa CA. we attended Armando Montelongo Seminar.

             We get there and they had sandwiches, sodas and chips, I remember thinking cool got some free food. Then we meet the speaker Lance Robinson, supposed right hand man for Armando Montelongo, and he proceeded to baffle us with BULL S**T.

             Part of his (Lances) opening spew was that he is not a Professional Speaker (that turns out to be a pile of, well you know). He went on and on about no money no credit out of our pocket. Lance told us stories of making it to the big time in real estate as well as the lows in his life. After a couple hours Lance started in on the sales pitch, How would you like to be Mentored, We will take you by hand and walk you through the first deal. After the Blah, Blah, Blah for a while, it all came out, Federal law says we have to put new success stories on our infomercial every 90 days and the next infomercial will be filmed in Sonoma County CA. This is why we are willing to offer you a terrific deal (somewhere in the middle of all that, Lance had talked about a Land Trust and how they cost about $2500.00).

            So here is the deal, the first 12 people to the back table and sign up for the 3 Day Workshop will only pay $1497.00 as opposed to the retail price of $3000.00 and We will take you by hand and walk you through the first deal, plus whoever owns property will receive a Land Trust valued at $2500.00. Isnt that a great deal? Well I certainly thought it was. Lynn and I were the first ones at that table.          

            Needless to say, we wrote a check to pay in full for a 3-Day Workshop Package in Santa Rosa CA. on July 9th' 10th and 11th. After paying, we received a workshop certificate and two money back guarantees. It was to include meals, 3 days of mentoring with one of four multi-millionaires, and many other benefits.  This was also to include a real estate hotline support staff and about three weeks later we received our Master Home Study Course.


            So off we went to the 3 day workshop in July of 2010 in Santa Rosa CA. Here's what happened:

            Bob Venter introduces himself, and proceeds to let it fly, how many of you want to be filthy rich? Well youre in the right room.

            For almost two days, Bob talked and talked, never really saying all that much. He had touched on one way to Flip a House with no money, no credit and you did not buy or own the house (it didnt make much sense). He/they (Bob & A.M.S.) also wants you to make the deal and then find the money; they say this over and over. From what I understand thats illegal, I believe it is called either Breach of Contract or Bird Dogging.

            This whole Armando Montelongo Seminars was supposed to be about flipping houses with no money no credit; instead, I would be willing to bet that at least 95% of the Armando Montelongo 3 Day Workshop was on credit and someone elses at that. This was more about increasing your credit card limits and lowering your interest rates then it was about Flipping Houses.

            This guy Bob Venter told everyone in the room that he had to get X amount (I think he said $35,000) of money to make some deal. He goes to his parents gets their Visa and charges it. Ok he says, I made the deal but now I dont have any money to fix the place (another $35,000, I think is what he said). He tells us he goes back to his parents and gets their Master card, pays off the Visa with the MC and charges the repairs with the Visa. There were countless examples of situations like that. That is only one of the many ways Bob & A.M.S. wants you to burn all your family and friends and clean out any resource you may have.

            Alright moving on, there was no food as promised. That sucked because we were at the Hilton up on the hill in Santa Rosa, CA, where half of a turkey sandwich and a bag of chips is $13.00. The lunch is the least of my worries.

            So, remember at the first seminar, how we were to be taken by the hand by one of four multi-millionaires and walked through our first deal?

            Around 5:00 P.M. on the second day he (Bob Venter) starts in on how we get our hand held on a bus ride with Armando Montelongo for the rate of $23,995.00 or a Mentor for 3 days for $18,995.00.

            So now, Bob starts a video about the Bus Tour, Armando Montelongo pops his self on the screen and (in a lot more words) says if you want to be rich you have to take this Bus Tour with me and Ill walk you through the deals. When video ends there is some definite chatter. I was in the first row, and Bob says isnt that a great deal? I said no, do you try to rip everyone off? Bob proceeded to say if you have questions please go to the back tables and speak to one of the Mentors and they will answers. Lots of other people besides me had questions, but they had no answers.

            I did not planned to get scammed into a $1497 sales pitch, or inspect to get escorted out Sunday morning after quietly writing our complaint. Im upset and I want every penny back. That is including my time off work, the lunches we had to buy, the gas it took us to get there and back.

Just to let you know I have filed complaints regarding all companies involved to the following:

California Office of the Attorney General 

California Department of Justice

Texas Office of the Attorney General

The California Department of Consumer Affairs


And anyone else that I will find in the days to come, receive a complaint as well.

I and my husband attended a Armando siminar in IRVINE CA and yes they are CROOKS hidding behind the snake of the SCAM that Montelongo and his team put together.  They dangle a free seminar and then before you leave the seminar they offer a 3 day $1500 mentoring class and say that Armondo will teach you information that can help you become financially free with buying properties, fixng and then flipping houses.


Not TRUE, they only talk around about their personal life experiences and skirt around buying houses and it has little to do with flipping, and buying a house.  It is a SCAM and I was not able to get no money back because I paid cash but this is why I am responding to this report.


Watch out Montelongo and Scam crew, GOD don't like ugly and you will have to shut it down and hope you all go to Jail.

P.S. Don't waist your money it's a SCAM ($1499-1ST SEMINAR + $25,000-35,000 for personal TOUR with Armando M.) save your money good people, save the funds towards YOUR DOWN PAYMENT and or buying a "Flip Homes book for Dummies"  but not sure of amount maybe $19.00-25.00 bucks which is far less than lining the crooks pockets. Or please call me because  I have learned how to do it from reading books, working with my Real Estate Agent and my Loan Broker and have bought and flipped 5 homes.

Glad I came here 1st after seeing infomercial.  What has happened to this world.  I was raised to believe in honesty, and any company that would lie, cheat...etc did not deserve business much less referals. 

As someone that is on welfare, his infomercial sickens me!!!!  He talks about living in a garage and on foodstamps.  If he really lived in a garage on foodstamps, then he should know what it is really like and how hard it really is.  Charging people thousands of dollars.  Sorry, but here are my beliefs and this is coming from some one that is on welfare and thanks to disabilities may never be able to get off of it.  I believe that a job should not have to be paid for...they should pay you.  I believe there is no reason for investments to be sky high (unless they are a fraud in the first place).  If they were a legit company then they should put their money where their mouth is and rather than charging up front investments take a percentage out as money is earned.  It's a win win situation if they are truly legit. 

Unfortunately the sad truth is that all these companies prey on people's desires to get rich and don't care if anyone succeeds as long as they line their pockets.  They don't care how much a person looses in the process.  I truly doubt that Mr Montelongo has ever been on food stamps, if he had then he would truly understand what it is like to struggle and wouldn't be charging such gastly fees.  My guess is he is probably makeing more money stabbing people in the back with his fees than he ever did flipping houses....that's why he is charging everyone such fees because he failed at flipping in the first place.

Just once it would be nice to see someone that could come out and say hey I was on food stamps, I was on welfare and because I know what it was like, I am going to teach you how to do this.  No head games, no getting into your head with some pipe dream that will cost thousands and thousands of dollars which you don't have.  They are going to truly help you and then trust that when you do succeed that you will not only pay them in kindness but also send more clients to them.  But that kind of honesty no longer exists in this country.  It's lies, lies lies combined with taking your money that you don't even have and no hands on proof until they have already bleed you dry.

Again, thank you so much for this site, I am so glad I came across it.  Thankfully, my daughter and I will still be able to eat and have a roof over our head since I did not fall for this.

Thank you so much for your information! I recently fell for it when I dragged my husband to the "free" seminar and ended up using my credit card to pay for some 3day seminar.

 Luckily, after I came home I felt very troubled about what I had done. I should've done my homework sooner but I didn't. Thanks to your post I was able to receive a full refund! I called my credit card company, got the guarantee form signed by a notary republic and scanned and emailed it to AMS refund department.

In 10 days my money was returned. So thankful for sites like this one and for people like you who take the time to report. I feel sorry for those that were really ripped off.

How to recover your money back from AMS!

Been there done that years before all of you. At the time, AMS was not yet as blogged about or complained enough of their "scamful" business practices... but as of today, numerous complaints have been either posted online or filed against them. Your local Attorney General's Office is one way to combat AMS for a refund. Note that the A. G. 's office works for the people. They do noy handle individual cases, therefore AMS has pissed off enough people, whom have sought the help from their local A. G. office. Another way, in order to stop or block AMS from obtaining further charges against your account, is to cancel your credit card, and/ or get a new bank card. I hope this helps all of you seeking and/ or stopping AMS from your hard earned money. Unfortunately, AMS will not take anyone serious enough, until your shell out $25K or better... and even still you'll have to ask yourself, was is even worth it? If you have that kind of money to blow, then your in great shape, and you don't need AMS, they need you & your money! Luck be with you & God Bless all of you!!!

I have went to one of the ams seminars this month of april.but it is past my three day of getting the refund back,but i only gave a $300 hundred dollar partial payment. how can i go about getting it back. if there is anybody that can help me with that. please post it here so i can get my money back.i to feel for the bull.

This letter is in rebuttal to the $20,000 bus ride.

I have 12 years experience in corporate sales and I started my own "profitable" business in auto repair 5 years ago. I saw Armandos infomercial and decided to do some research. After all, the seminar is FREE - right? Glad I did my research and found all these comments.

I've been thinking about investing in real estate and I have some friends who do. A couple of older gentlemen who buy houses instead of wasting their money in a bank to make a low return. By the way, Im not saying take all your money out of the bank- You need some liquidity.

Dont Be Afraid to be a Risk-Taker! Thats what entreprenuers do. However, YOU DO NOT NEED TO SPEND $20,000 to be Mentored!  You can do this on your own using common sense.

Before you BUY a property- Ask yourself whats the ROI (RETURN ON INVESTMENT)? How long will it take me to get my money back? #1 Know what the value of the house is, #2 know how much it will cost to fix up. Dont be afraid to make mistakes and learn from them. KNOW that sometimes unforseen repairs will arise. Do as much of the WORK as you can yourself and know when to enlist help for big jobs. Be willing to put in the time/work.

There are houses for sale cheap right now. Its a buyers market. Buy the house, clean it up and re-sell OR rent it out. Renting creates cash flow, but takes longer to get your money back.

It is quite possible that one or both (scam or beneficial) are the case (I am sure I am going to be the center of a flame war for saying so), and so I have a few ideas for how to hope for the worst and be prepared for the best, and even if it is the worst, have some good out of it:

1: Cancel all Credit Cards, so they don't come into play.

2: Make sure that you don't have, as they say 1000 on hand (or in easy, unethical (e.g. make sure that you trust those who would loan such that they would dissuade a 'sale pitch') loan access anyways) before the 3-day trip.  Someone else can give a rough estimate of how long between seminar and bus trip, because I don't know.

3: Bring some way to record notes.

4: Either take a sales job (few people know what a 'sales pitch' is better than a salesman - er, I mean person) or be ready to be motivated on FINDING ways to have that $1000 or so to go on trip.

What this accomplishes:  If it is only a scam, you either lose only gas money or found a way to have money on hand in a quick time given motivation.  If both, you get some free tips thrown in the mix. If beneficial, the tips should be really handy for starting, or new ideas for continuing.

Yes, I am a former salesman.  I fell out of my sales company (NOT AMS but Cutco) by:
1: Not having enough MAC appointments in any given week to sell anything.
2: They moved their location that I was going to.

BTW, Cutco's selling point isn't so much sharpness of knives but their durability. Or that is how it was when I was there.

If you are a knife fanatic, and polish and sharpen your knives after every use, then Cutco knives aren't for you, since any KF would practically spout that they are not even close to the best for their price.  If you aren't and like to put your knives in the dishwasher, and don't want to think about sharpening them, or buying new ones when the old ones look icky or are broken, then you may want to think about Cutco.

Obtain Fax Number and Address.  When promised refunds, immediately draft letter noting time of call base it on your time zone.  Note the number dialed and ext if applicable. Note Department, Note the name of employee (try to obtain First and Last Name or other employee identification information). Then note the time of promise of refund and date or the amount of days they promise to refund.  Send the letter with this information making sure to include a method of contact and response in writing from them if there is any questions or objections to the information stated within the letter.  Make sure to send the letter via USPS using delivery confirmation and same copy of the letter in another mailing via USPS a certified letter.

Immediately file a claim with your credit card company and send them the copy of the letter.  Inform the credit card company of this Rip Off Report utilizing the Rip Off Report Number  and advise them that you are concerned that they will not refund as promised and need to file this claim in order to stay within the banks requirement of time to file.

You should make sure to start this process when you see that your 800.00 or what ever the initial fee was prior to the offering of the higher amounts.  Note that this is a tactic where you are promised certain information and a return as a result expecting that the 800 or 1500 is all you pay only to receive a solicitation to get to the final result.  

Mr. Montelongo is using his past celebrity status to enhance his credibility and you should note this in your letter in addition to the fact that you did not receive the promised services.  It appears that Mr. Montelongo has no license in Real Estate or in Law to Practice in the State(s) where he has these seminars or in his State.  Furthermore check with an attorney regarding the use of his "tactics" as to the risk you take for using them, check with an attorney who is familiar with Real Estate Law and Mortgage Compliance.

You should check with an attorney, especially prior to spending 5 figures on a "mentorship" or what ever he is calling it.

All in all if you do not get the refund from Mr. Montelongo's firm, make note of the exact name of the firm at the Texas Secretary of State website also note the name he uses in the seminar on brochures and as noted in your credit card statement also include him personally an the name of any speaker associated with the firm as well as the celebrity that endorses him, as you will need it when and if you file a small claims court action.  You may want to note where in your state he will appear and serve him at that location. If you prevail in your state make sure you register your foreign judgment with the State of Texas and go get your money.

Hey Brian, Your the man, and the rest of us (99%) are blind to your success. What in the @#%&? are you even talking about? I almost fell for this nut job and his scheme, but I was not caught of guard as most. As the gentleman from Honolulu asked... how much money have you really made? I am not inclined to believe your so-called success, or rather lavish party at your naive expense. You see I'm from California, and I've seen it all. We're big in scams, cons, and fictional reality! I'm also a 28 yr. general construction veteran. I was flipping homes in and around 2004. I had a hard money lender, and I was fully tooled & equipped with the know how and colleges to boot. I just had to understand escrow, title, my market, appraisals, etc. But I had the beginnings of a pre-booming market on my side. Ask yourself this... isn't it amazing that people like Armando, or say city "Quality of Life" B.S. comes about, when the money, and/ or hi- point of something suddenly fades away? %- 6 years ago when we were all rolling in the money, city ordinance didn't given a bleep about your welfare? And about the same time, Armando & Co. were all on TV at the height of their fame, doing what they do and making money in flipping homes. Why do you think he and others alike are peddling their books and how to's upon us within this upside down economy. I invite you to even youtube your ability to buy a bank repo at the right price, have a game plan, then make a list of needed materials, along with a budget. And then I would expect your to put your money where your mouth is and not go over budget, while keeping a timely deadline, and then find a potential buyer, and a bank that's willing to lend money to that buyer... and then you can celebrate!

OH, and let's not forget above having a trusted- competent title & escrow working on your behalf, and don't forget about your selling and listing agent! Oh, you need to incorporate these people through Armando right? Does't that cost another $20K or better threw Mr. "A's" office & staff... or was that included in your bus tour vacation? Bottom line... you sound like the other representative of Armando's. If you bother to read through the several years of listed complaints, and this goes for all of you, you'll realized the AMS gives an unrealistic scenes of hope. We live in a day & age to where anyone connected with the internet, can find out about anything, and/ or anyone who has already been there or done that before it even crossed your mind or attention! For you to support validity for Armando, is a slap in the face to the remaining 99% who have either been screwed or being screwed by AMS.  I understand that most people can become discouraged or loose patience, but there comes a point where reality becomes fiction!

People do not have $20K just laying around, anymore than Armando having a network funding his has- been TV show, The only TV show's out there are do it yourself shows, Aside from million dollar mansions, and the rich. The rich do not need AMS. They already achieved their success in whatever they do, nor do they even come close to the world we live in! Ask yourself this... when you went to the AMS seminar, who were the majority of the people surrounding the you? Answer: Mostly poor and/ or middle class... both of which do not have $20K laying around in their bank accounts, and that's why they attended the seminar to begin with! If you had that kind of money laying around, are you willing to take that kind of gamble? You must be gullible to believe in a total stranger. You mentioned you learned a lot as you pointed out. Does this mean you jumped into trusting a total complete stranger, gambled your $$$, and not did your research to see whether or not that the market was still favorable for flipping homes? No, you didn't. You sure you don't work or represent Armando, or is he just a good friend? People might be naive and gullible, but we're NOT as stupid as those whom choose to pray on innocent people, that are desperately seeking to survive this @$%&? up economy! Your probably looking to vote for four more years of this administration!

Tell you what... send me a check for $20K, and I promise you I won't mislead you! To all others, I hope you read through the vast list of complaints and other peoples experiences, and trust the masses! Good luck to the innocents. I pray to God that dishonest people will AMS are exposed!!!

Or was it just a great party? Come on tell us that we should purchase this because it was helpful in making you money or something.

My concern and it seems to be with many on this post, is this. We watch a 30 minute segment on TV saying that we can learn how to flip houses at a free seminar when in reality they want $1500.00 first and you can even flip the bird with the knowledge your get. Because they will not give your the investors list that they use so you don't have to use your own money.

You know bait and switch was illegal at one time. That is where a company advertise for lets say a radio for a very good price then you get to the store and they sell you a more expensive model radio. It seems the same here. They bait your that it is
free. Then withhold information so you are not able to do anything until they have your money.

I myself couldn't afford it and a good thing I would have to ride a bus in order to get all the rest of the information that I need to have a legitimate business that will cost me $23,000.00. And only be able to say I have a great time on the bus?

This sounds like a company that is trying to fill there pockets not help people.

I am tired of lies and back end sells that never end. I don't think I am alone on this one.

Someday a real company will give a free seminar to teach you to make your first hundred dollars. Then get you to be confident in making money consistently then offer you upgrades when you have money to afford it. Not just drain your account overnight
then wait for the bus and a month later you have to make payment on your credit card with your unemployment money that is running out. AMS marketing in not designed for the poor or the needy. It is designed for the well to do.

So Brian congratulations on your well spent venture perhaps you can tell us some day that you actually maid money or flipped a house. 

Oh by the way i am a Carpenter and very divers in the construction trade doing the work would have been the greatest thing for me if I could make $30,000.00 or more on a deal.

Truly $1500.00 isn't so bad if they would help you and walk you though a few houses till you are confident. then offer you upgrades when they know you can afford it.

I have seen at least 3 other companies offering knowledge in Real Estate that are not around any more. perhaps they have lined their pockets with our money to enough to retire.

I am so glad I searched for "Flip This House Seminar" and saw the Rippoff report in the first few results. I will not waste a dime on this scam. And as for the "Missed the Bus" rebuttal, interesting you mention nothing about any actual information you gleaned from Armando (who you reminded us doesn't need our money because he's rich) you only continue a hollow sales pitch of "If you don't invest in yourself, who will" and "Fun day dining & dancing - never boring", yes, I'll bet there is some celebrating with all that cash they are swindling. "The first round is on you!"

Ridiculous to suggest that because someone is a multi-millionaire they don't need more money.... In reality, they need and crave money much more than a middle income person, who knows how to live within a fixed budget.

No @#$%&? Ain't that the truth. I second that factual commit... and Amen too! It's been about two years for me, and if you've read my prior commentary, you know what I and many others have gone through with AMS. It's amazing that in a down market, guys like Armando come out from the woodwork's with these phony con schemes in offering people like you and myself, a so-called way of getting rich, and gaining ahead in life...

basically telling your employer to @#$%& off, I'm quitting and going my own way! Unfortunately, that's not always the real world we live in. Honestly, about five years ago or so when Armando was high up on the TV screen, he really didn't have the need to screw people into a "get rich scheme", as well with all others alike. What the gentleman above stated, just as I have stated before...

if you really want to get rich in Real Estate, you have to know your market, have an understanding in construction, have money for the down payment and material upgrades, and good quality title & escrow people, including appraisers. Unfortunately, even though homes can be found cheap these days... banks aren't lending money like they used too in our recent past, and you can't just expect to flip them like you use too. As a novice beginner, your now going up against season professionals, who have ties with the banks, and certain brokers.

For the most part, you should expect to sit on a property and rent them out while ridding out this current slow market as an investment to generate extra income. But, don't forget about maintaining the place and your new tenants, who usually treat your property as NOT of their own! I, myself ventured into hard money lending, but your must have a trusting mortgage broker, and be the first on the title, and still understand your market!

You can gain about a 12 to 14 percent return on your investment, and smart people usually have pre payment penalties, and perhaps sell the borrower a few points. Research before you do anything! This is the information age, via the internet... unfortunately, some people only find out after they have been screwed by people like Armando. Best of luck to all, and especially to those who have been screwed by a knuckle head like Armando!

How to get your money back

Here is the best way to get your money back for this seminar.  If you are in your 3-day rescission period, follow these steps:

1. Call your credit card company and tell them that you purchased a seminar package that you want to cancel because there is some very serious allegations online about the company that concern you.  Tell them that you will be sending in your notice of cancellation to the seminar pursuant to the 3-day rescission terms of the contract that you signed with the Armando Seminar company.  Tell the credit card company that the seminar company indicates on the contract that they will return your money within 10 days but that you are concerned that they will not hold up their end of the bargain.  The credit card company will log in your complaint and hold the charge aside so that you are not charged for the seminar. Get the credit card company's fax number for number 3 below.

2. Go to your bank and sign, date and WRITE IN THE TIME THAT YOU SIGN on the cancellation notice.  Have a notary at the bank stamp the cancellation notice and also write in the time that they notarize it.

3. Fax the credit card company a copy of the contract and signed cancellation notice.

4. Make a copy of the signed and notarized cancellation notice for your records.

5. Mail the cancellation notice to the seminar company CERTIFIED MAIL with a RETURN RECEIPT.  Keep all of the documents and receipts stapled together in a follow-up folder in your home office.

You will be protected by your credit card company if you follow these steps.  Most credit card company's have a policy that allows you to dispute charges for up to 30 or 60 days, so you may not need to be in your 3-day rescission period to get the credit card company to reverse the charge.  You will need to check with your credit card company.  Don't even bother trying to call the seminar customer service number because you won't get hold of anyone.  There is just a recording that goes on and on with Armando speaking.

I have just recently attended the information session (tonight) and dumbly fell into this possible scam.  I was wondering what the easiest (at all possible) way to receive a refund on my mistake of buying into the 3 day event.  I am not sure of a way of safely having any of you contact me but I would GREATLY appreciate anyone that could post an explanation of the way that they have received their refund and also post any guidance on how I could go about doing so the same. 

Thanks for any help. guess it was to good to be true. I should have listened to my gut instinct and not fell for it.

Hi Brian,

I appreciate your perspective since you have gone to the seminar and can share with us some things that went on there.  I am scheduled to go to the seminar in the Chicago area in August 2012.  Can you please tell me where they expect us to get the cash for the first flip?  I was told by Lance that we will get the opportunity to meet investors at the seminar and potentially get funding from them.  Is this true?  Or do they expect us to put our own money up for the flip?  Obviously, the latter would be very difficult for many of us.  Can you please elaborate on what you were told?  I'm worried about what many others in this blog have indicated, in that at the seminar they slam us with the need to put more money up for training.  I would like to know what to expect.

Missed the bus

To Keith his girlfriend Lynn and anyone else that went to an Armando Montelongo seminar. Those of you who went to the free view event paid your $1500.00 to do the 3 day training and didn't sign up for the bus tour, you literally missed the bus! I just finished my july 2012 bus tour weekend and I had a blast. It was way more than I had imagined there was so much information and Armando's teaching methods were amazing.

It wasn't all just class time there was music, dancing, competitions between the busses. It was a classroom party filled with tons of information and fun. Our day would start at 9am and go to 2am or 3am. Not once did I get bored, it was worth every penny I spent. I urge everyone who reads these complaints not to listen and go see for yourself you won't regret it. You have to remember that knowledge is no free, it takes time, money and commitment. You can't expect to learn everything there is to know about real estate in 3 days and for only $1500.00. Armando is about helping people change there lives he doesn't care about the money, because he is already a multi millionaire.

You have to remember his seminar is a business and businesses need to make money to pay their expenses. The cost is a lot for most people but if you don't make a large investment in yourself who will? Armando doesn't care about the money, what he cares about is how committed you are to changing your life. If you only paid a small amount of money it would be to easy to quit but when you make a substantial investment your not going to give up when things get difficult. Most of his staff are returning students and they don't get paid. They are there because they want to be there to help other people acheive their goals and change their lives. I can not wait to go back and be apart of the bus tour!

Think about this when you go to college is it free? Do you learn everything you need to know in a few days? No you don't it's expensive and it takes years. Armando has a system that can help you change your lives in a short amount of time . All you have to do is invest in yourself, get the knowledge and tools you need to go out there and make money. We all know you can make money in real estate we just need to know how. You can flip 1 house and make you investment back. Don't waste anymore time this is the best time to invest. Don't worry about money he can show you how to find it. He showed me how, I can't wait to get home and get started. Remember people nothing in this life is free!

Hey guys, Jim here... at the time I went through this relentless process of reacquiring my money, it was a new thing, until "discovery" had been meet. So between all the blog complaints and pushing the attorney general of both my state and the Texas A. G. it became evident that was a scam brewing about with Armando and his company. Bottom line is that you sent them a valid cancellation within the cooling off period "3- days notice" from the date signed on their contract. However, they will not respond in 10- days with your refund. Even after involving the Attorney General's... it still took Armando & Company up to 2- 3 months to issue me a refund check by regular mail. Paid back in full! To the gentleman below, I too receive their so-called free books & CD, it was a bunch of crap. The initial $900 in mid states and $1,500 in the west states... it was only a prelude to selling you a three day bus ticket, which then leads to Armando's sure fire boot camp and investment... basically into his pockets! Keep pushing for your refund, and get a commitment from the parties you speak to, and load it! Make sure your speaking with the right representative, and get the A. G's of both your state and Armando's (Texas). In the beginning for me, the A. G. did not have enough history/ discovery against Armando & Co. (AMS). They do not represent individual cases. They only represent the mass majority. It's a shame, because butt-head had a good thing going for him, and his wife was part of that, but then again look at his ego and then you can access what finally came to furishion. Since you sent your rescind with a time and date stamp, they have no legal leg to stand on to keep your money. What I did, was have my rescind notarized, and faxed it from my bank.  Again, date and time stamped. I did get my money back. It was longer than the 10 days they had promised in the contract. I kept on them and they did refund my money. When I attended the free seminar, they gave me the 5 CD and work books on how to flip houses. They forgot they gave that to me and I ended up getting it for free!!! I am probably the only person who got something for free from that scam artist!!! What you need to do is cancel the credit card you gave them to pay for the 3 day. I have heard of cards are being debited fraudulently. Protect yourself and re-issue another credit card/debit card number. Let us know when you are refunded your money!!! = )

I was responding to the report I just read.  Did you ever get a full refund.  We just attended a seminar on June 26th, 2012 in Sacramento Calif. and signed up.  We were wrong not to check here first.  If we had we would never  have  attended.  We sent the recind notice by certified mail and also called the company.  We did get a  run around but after some persistence got hold of Jessica and then Meriam.  She told us it would take about 10 day to hear back after they received the notice.   I don't trust them at all.  Is there anything else you might recommend we do at this time.  Lance was very convincing but deep down I wasn't 100%.  I usually go with my gut.  I feel so stupid now.   This type of business is something we always wanted to do and the rest is history.

Dear Consumers and Dreamers,

Nothing wrong with being a go getter and dreaming in something you believe in, thus gaining the knowledge to do so. However, there are many human vultures out in this vicious and cruel world, including this guy. Restoring properties equals location, money, and the ability to restore the property, in addition to finding a bank and the right buyer. Unfortunately these days, the stars aren't always aligned. Take for instance where I currently reside, I could buy up four bank owned properties on my block alone, but the banks aren't willing to part with them for the right price. Even for the  buyer who chooses to live in them, can't either get the loan or qualify, or just plain handle the rehab costs. I do everything myself. We do NOT live in the same days as our recent years of yesterday. I would say to the "Sue them" person, it's not a matter of suing them for something they've already established in writing. Sure they suck, but you got in bed with them in the first place, hoping for fast, vast riches. The reason why they're refunding you your money is because I too cancelled with confirmation, but it took going to the attorney general's office between where you reside and the Texas offices, and since then, many people have brought about numerous complaints against Armando and his entourage. Good luck and just plain question everything you do first. Simply go online and get your intel work and research!

Really sorry to hear that you were ripped off for the $1,997.00  I guess you can be thankful that you were smart enough not to plunk down another $23,000++ because after that it still goes on and on.  Watching this idiot on TV, in my opinion, really isn't even helpful.  I've been flipping houses (I've always called it rehabbing because some of them I rent for a time then sell.... depends upon the home/location, etc.) for over 30 years.  Trust me, most people don't do things the way Montelongo does them on TV.  It makes for good, or idiotic, TV time...... depends on how you look at it.

In his radio come on, they tell you to come and learn his two step flipping method.   HUH????  Two steps?  Please!!!  When I heard the come on I went right to this site to find what people were saying about the program.  Not surprisingly I found some positive comments and I would be willing to bet these people work for Montelongo.  By far however were the people talking about how they were either ripped off or they had tried to rip them off.

I've taught people to flip houses over the years and believe me it takes a lot more than a few days in a class room or reading through materials put together by some hack looking to turn some bucks.

If you're that interested in doing this, find someone in your area who is doing it and get a job with them learning the business.  You might work for just a small amount of money first but you'll get the straight information from somebody who has been in the trenches actually doing it in the real world.

I met and married my wife 6 years ago, she watched me flip a house, became interested and has really gotten into it.  She would be the first one to agree that it's a constant learning process.

I too thought going to the free seminar would be the answer to financial freedom.

I attended the free seminar and signed up for the 3 day workshop in Michigan. There was a man waiting outside the hotel and informed me that this was a rip off scheme and to call the number he handed me. I went home and googled Armondo's .... and found your story. I then called the man and he informed me to sign the cancellation and fax it, and that is what I did. Not only did I sign it, I had it notarized. I did get my money back. I let the rep know there was a guy outside of the seminar warning people. Ya know what? He got his money back too. He was planning on attending every event with a flyer warning people. They realized it was better to pay this guy off because he would end up costing them more money in the end. That is what I suggest you do. Attend every seminar you can. Spread the word that this is a scam. Everyone will sign the right of recession that comes with the contract. The squeaky wheel get the oil.

I would have been incensed, enraged, furious! You should get an attorney and sue that guy! I have seen that show and him and his brother are the slimiest, loan shark looking guys I have seen on T.V. It's not surprising except for how blatant they did it.

To Whom It May Concern;

    DO NOT TRUST ARMANDO (AMG)! I too was taken by this predatory happy group, that focuses on our wallets and our bank accounts... rather what's left in them. They're no different from our government and the banking institutions that have conned us into believing that they are here to help us. Just look at most of the Americans alone who have lost their homes and their dreams because of these people... and they have also conned us out of our gold. The future is extremely uncertain, and a better tomorrow is in reality... maybe a better in the hopefully some time distant future! I was a victim of AMG a couple of years back, and no one followed my suggestions, and ultimately lost all their savings! If you really desire to make it in Real Estate, then I suggest you find a trustworthy investor, a above all, find the RIGHT house for the Right price! You also need to have some sort of constructional background, and don't expect to sell it fast, or at all. You may find yourself living in it, and/ or renting it out for some time, until the banks, or a bank decides to lend out their money to your prospect buyer! If it were that easy, then Armando & Co. would still be doing it full time! They are just as desperate as you, and I'm sure Armando is still trying to keep up his dream and success, after not being in the TV spotlight. His own brother hasn't been affiliated with his company for some time now. DON'T BE FOOLED BY THESE PEOPLE... they just want your had earned money! I was able to get my refund in full, only because I did something about it. I contacted my local Attorney General's office and the Texas County office where AMG conducts their business practices. Fortunately now, there have been several cases against Armando and AMG that there now lies a vast amount of discovery, and for me, it took about a few months until these agencies received a vast amount of similar complaints, and thus ordered AMG to refund my monies. During these tough economic times, I suggest you SAVE your money, and get out of debt as fast as possible... even if that means filing for bankruptcy! Be sure to consult with a legal group before you make this journey! I fought our bank (Goldman Sachs/ Litton)for 3 1/2 years, and they sold our home four separate times to other banks, while filing for loan mods each and every time, and was all a great waste of our time! Well in essence... it bought us time. If someone or some organization really wanted to help innocent people in need, then it's truly possible, but in reality... it's NOT real, and Armando and AMG are just another group of thieves that are out to get themselves rich, and NOT you! Good luck and be smart!

I have absolutely no time for people like this guy, however, anyone who believes that this is possible is completely foolish. Banks and the government are not at fault for people losing their homes, its the people who signed huge mortgages. The same people who get ripped off by this clown. He prays on people who are still foolish enough to believe that you can get rich quick. Here is a fact: Most people never get rich no matter how much they try. I am ALWAYS skeptical of infomercials but after watching Armando and his wife on TV for so long, I felt like they were friends. I have no idea why. I just did. It was easy to engage with them. Armando seemed so truthful on his show. He began to talk about his worldwide seminars. I went crazy when i finally saw the infomercials. 

My life has been hell for a while. I was happy to finally see some light at the end of the tunnel, due to his seminar. Armando's segments on "Flip This House" was the reason i woke up early on the weekends. I mean that. He was real hope in my eyes. Not anymore.

I went to the seminar (CHICAGO), skeptical. The main guy that led the meeting was very convincing (manipulative) as he began the meeting with a reverse psychology speech. He started out the meeting talking about some guy that he supposedly HEARD talking about he wasn't going to spend any money because that's all "THESE PEOPLE" want. The speaker ranted on about how he approached the guy that was complaining and he asked him some key questions on the lines of "It takes money, to make money. Don't you agree?" It was so rehearsed. He waited for the applause. (Not to mention, his breath smelled like liquor. I am NOT exaggerating nor being mean spirited either. He had been drinking and each time he got closer the smell got louder.) Anyway ....

I listened and the speaker got inside ALL of our heads, including mine. I DO NOT FALL for gimmicks like this but I was just thinking "This is Armando's seminar." I sat and listened to this speaker and he got us high as a kite with his motivational speech. He even used me in an example for the seminar. I was so motivated. Then he drops the bomb of the cost and how, not everyone, would make it thru to the next round. it was so perfectly calculated. So perfectly planned. I realized at that moment, I was a fool. 

I spent my last $6.00 on a bus pass for this. I left crushed like a bug. Disappointed. Hurt. Embarrassed. Depressed. I had bragged to my family and friends about "Armando is different. He is not like these other people with these fake infomercials." I will never look at his show again. I feel like a complete fool. In my eyes, he is now just another liar that found a way to get over on people. I hope his ratings fail. I hate his guts. I will NEVER watch his show again and I tell everyone I know about his GIMMICK. 

Do not trust Armando Montelongo. He is a liar. Follow your instincts. An informercial is an informercial. Nothing is free. Even if Armando says it is. He is just another liar. The only thing free was the food. That was awesome.

Ladies & Gentlemen,

I have lived long enough to have experienced the Beginnings and Endings of many a Company who have promoted seminars from child acting to real estate wealth to public speaking to theatrical propensities. Never has any of them returned a decent result to the purchaser of these schemes. Those who went forward with the investment and succeeded, would have done so without the input of these organisations who are there only to add cash to the coffers of their agendas. Not unlike the investment made towards Faith Healers and Television Evangelists of the modern day. Snake sales men are thus called because of their association and ability to decieve the weak of mind. Any class that will cost you more than a fine dinner and theater experience on a daily basis is thievery at it's best. Pay attention... these folks succeed not because of thier own greatness to inspire , but to your personal stupidity to believe the False Promises that they espouse. This is how the poor get poorer... the poor endorse and support it. Me..?  I will not participate on either side.

I just went to the Armando Montelongo seminar in Santa Monica, California (yesterday) - and was very impressed that Armando Montelongo was actually present in the banquet hall, behind the sign-up tables.  This said to me that he stands behind the product, so gave it a shot.  Sadly, by the break, my husband and I were walking out. 

The warning signs were: speaker Lance Robinson spoke for an hour, a large portion of it invested on content intended to trigger people's insecurities & desires...and then the $$$ came out.  Lance did discuss some specific data on the real estate market today, and alluded to a strategy, my notes outlined below.  I am very cautious. If anyone can give a report after the March 4, 5, 6, 2011 seminar, this would be great.

EMOTIONAL TOPICS: Some of the insecurity triggers (this is not verbatim, nor complete, but absolutely many subjects he talked about):

Show of hands: How many of you were born between 1946 and 1964? (many hands) Then went on to discuss baby boomer woes: how social security was going to tank once the baby boomers reached retirement age, how retirement age keeps rising and rising, and baby boomers should want to create a family legacy by building individual wealth. And...if you don't act now, younger people (like me) are going to snap up all the wealth out there.

How hard it is to get ahead, pay off debts.  The most important thing is to get rid of the debt overhead (and talked about how most of the population and everyone's kids have gotten into a debt cycle)
How everyone who works on average goes through 4 careers changes in their life...always starting over in pay grade - and who is actually going to care? Your boss? Boss is the only one making money.

Who pays the most taxes? Poor, Middle Class or the Rich? (his answer: the Middle Class)...continuing to say that in time the middle class would shrivel up, and everyone is going to be either poor...or rich...which do you want to be?

Lance talked about how his father was a Long Beach Grand Prix (photographer? sorry he was talking fast) and that he grew up on the sidelines. How he was in his 20's and a millionaire wanted to take him under his wing, and how his wife was very skeptical of the whole thing - why would a millionaire want to share with you? What is so special about you? But once he brought home the first check - she was in his corner from that point on.  (I was asking myself what was the check for? What did he do to earn it? Could've been for any business - not real estate)
Then, more in question form, rather than saying this is what he & Armando have as their mission statement:  don't we all want to be wealthy and then do good things by sharing and raise others up too? (some audience members then vocalized in agreement)

Don't you all have a "bucket list" of things you want to do before you leave this earth? (this is where the slide show of the AMS sponsored "rookie" driver race car, and poker competitions, were displayed & subsequent adventure story how they made money off of both ventures)

Lance went on to discuss how the "middle class" take vacations, but is that money well spent? Sure, the justification is that you worked hard and "you deserve it" - but how do the rich make vacations work for them? As a write off!

He then regaled a story how he and Arnaldo (here come vacation pictures Lance, Arnaldo & wives in tropical setting) went on a recent vacation to Puerto Rico...had a great time...all we had to do was check out two properties while we were there!  (I notice the non-committal language he was using throughout the speech but made mental note here - there was nothing Lance stated thereafter that said specifically if they actually went out, actually inspected two properties, nor if they actually got that vacation as a tax write off)

Some of the things Lance said alluding to an actual strategy being offered & to be learned (All the things I wrote in my notes):

95% on Real Estate investors are not investing right now due to fear.  This is a downturn market, and probably will be a downturn market for the next 8 years (those #s were what he stated)

Banks are not lending doesn't matter if you have bad credit or good credit.  Banks are trying to straighten out the mess right now. 

In an upturn market, there are conventional ways to flip. Save your own money to buy your first flip.  Buy low, invest 10c-on-the-dollar maximum into a property, then sell high for a profit. 

Let go of these conventional flip ideas. Don't go into it emotionally. This is not going to work in a downturn market.  During a downturn, the strategy is to buy really low and still, sell lower than market value.  Its about quantity not quality. 

Do you know the term REO? No, it's not a cookie (laugh) its Real Estate owned property.  Research the location. There are lots of opportunities in the OC LAC area. Did you know there were 79,000 default notices that went out last month?

How does this sound? Armando is moving 35 properties in a month. (and alluded to unlimited riches are out there, Armando can't do them all, so that's why he is sharing the info)

Have you heard how banks are putting a moratorium on foreclosure sales?  This is an exciting time, once in a lifetime, because once they are released, there will be discounts - pennies on the dollar.  Watch banks that have put a moratorium on sales.

Don't let the banks "BS" you: 85c on the dollar is what most are trying to get.
Buy 35c on the dollar, move to an investor 50c on the dollar. Move property in 3-5 days.

How can you do this little or no credit or money?  Learn how to make money in this downturn market.  Learn how to do it with NO money out-of-pocket.

Find the "investment deal" and "put it under contract"

The #1 RULE is an Exit Strategy: A way out.
Always have a buyer in place before. Sell to investors. Find a property, lock it up under contract, sell to an investor (who does the flip themselves).

Always have an investor in place before putting anything under contract. (this was almost verbatim)

I went to the FREE seminar last night in Tacoma, WA. The presenter was Jessie Connors who appeared on the first season of "The Apprentice" and has made millions in real estate just in the last few years. She had also "just come back from a trip to Asia" and "just come back from a trip to India". Not sure what to think about this. I believe that fact that she is from Minnesota. I had a great deal of difficulty believing that she grew up in am extremely run down mobile home that I would have taken a match to if I had purchased it as an investment property.

After reading the above comments, I am glad that I walked out of the seminar durning the break. This was just after they announced the fee for the 3-day workshop. Initial cost was $5995. I thought, what the hell? Then the cost was dramatically reduced to $1497. No mention of a $2500 land trust. Keith was told the retail value of the 3-day was $3000. Why was I presented with double the price of Keith of $5995?? There are just too many inconsistencies with this program.

I was a local realtor and know the local market. Some of the information presented was accurate. Some information could have been presented that wasn't. "Now is the best time ever to get into real estate. You all live in one of the best areas of the country, which is why we came here this week." I do believe that now is the best time ever to invest in real estate, however, no facts or figures were presented to indicate why, in my area, is the best time. Most of the speech was psychological blah blah to provoke you to go to the back of the room to lay down $1497 on your credit card. I wish those well that did make the payment. I just hope they have the commitment to get it done. It's human nature to resist change and get out of our comfort zones. I know this first hand and I have finally been able to get out of my own way and make a shift in my mindset. Enough said.

Review the other AMS complaints and read where Morgan (AMS Employee) is now stating that she is an ex-employee and somewhat coming out with the truth? I've requested that she report more information for all of us to see and read for ourselves. I'm not holding my breathe just yet, but know this...


Be sure to file your complaint with the Texas Attorney General's Office, including your local state Attorney General... 

and we can all sit back and watch his new upcoming hit show called "Flipped into Jail"

Thanks for trying, but security blocks all personal contact. It would be great to share our experience with all other victims of AMS. Perhaps you can share all you know online for all to see. I've been in contact with the Attorney General's Office in California and apparently there has been a significant number of complaints against AMS in order for the attorney general to respond to this situation. I was able to catch on quick, despite the fine print (that was NOT pointed out) that states "no refunds". This is what's known as a "contract" and a contract can be legally broken by simply postmarking a certified cancellation letter unto the other party via US mail by 12:00 midnight on the third day. AMS promised return of my refund from the start, then after a month they didn't even bother to answer or return my call, as they have caller I.D. Then about a week 1/2 ago, I received a phone from another AMS rep asking for my account# in order to refund my long awaited money. I was informed that she would call me back the following day to confirm my card# that was already within their possession... no return call. I called her back later that afternoon, and she informed me that it was all being taken care of and would process in the next 2 to 3 days.

As Friday came around, no such transfer occurred. I called back on Monday, and I was accused of holding up the process because of the attorney general's letter, which she had placed me on hold and acted as if I were a pushy pain in the a*s... you play this game with anyone, and they too would be pissed off, and earn the right to be pushy. Remember, this is your money I'm talking about here! As she got back onto the line, she informed me that my refund would finally be process... for sure this time! As I didn't hold my breathe, she bull crapped me every step of the way. Keep in mind that I had not heard from AMS in over two months, and I really never expected that they would keep their word, because their word means NOTHING! Don't be fooled into the idea that they are there for your success... they are only dedicated to their own success and financial gain, by Flipping your Wallet! You can easily acquire proof of their visit to California, then file a (Small Claims Action) form SC-100, 105, 105A, and all proof of supporting exhibits, and let the courts and the sheriff's do the rest. All county filings are public access, and I do not have any problem being anyone's supporting witness, as long as it's the same defendant, same cause of action, and we share the same common issue as co-victims. Make sure you file on demand if needed, as AMS is NOT listed under "Armando Montelongo Seminars" ordering to the US portal business entities. Under the so-called protecting banking laws, most banks do NOT have any record of the forwarding account, that your money was paid to, unless you write a check... oh snap, but they don't accept checks do they.

These people know exactly what there doing, and what they can get away with, and don't expect any sympathy from the knuckleheads who are collecting a paycheck from your money! I'm waiting for the day the new reports AMS is under investigation for fraud and extortion and Armando Man Sr. is behind bars... and I won't stop until that day comes! And for those of you just tuning in... it's a lot like fighting the banks these days, until they get tried of spending all of your tax dollars and give up trying to evict you and your families into the streets! And here comes Armando to the rescue my butt! He's only in it for himself! Let's face it, the kind of money he's been boasting about, when do you have the time to start teaching others? or Why would you need to charge and con as he does? There's easy money in it, and we're easy prey! Let's face it... we all want out of this hell hole that the banks and our government created right? After all, we're Americans looking for that American Dream and freedom... unfortunately it's clouded by a bunch of red tape and s**t from our government and yours truly... AMS! Armando's quick to boast about his time on A & E... and don't forget this is the same nitwit who got cancelled and ended up in a lawsuit... hows that for his credibility?

     The only thing you and your staff are dedicate to, is to your own success. Your misguided, false promises and misconceptions fall short of dedicating yourselves to our success. This is why so many of us are severally upset and disappointed with AMS! The fact is that you get paid for lying to us, and it's at our expense. Your mislead us by thinking that you will actually insure our success for only $1,497.00... and lets not forget back in eastern states where you sold your same pitch & product for only $897.00. Wow, what a difference? Does this mean that you intended to teach others less education, or just offer the same services for less? In any case, if this were true regardless between the two different prices... you don't offer much in our success, or you won't be s up selling us a bus ticket during the 3-day seminar workshop now would you? First you string us along for $900 to $1,500... and then you give us an ultimatum that if we are really serious about our future and success... it's up to us to improve on that idea, hence the phase bait & switch... can anybody say up sell? I've got news for organizations like yours, it's called bull_ _ _ t!  Rome, Greece, Germany all came to rise... and so too did they all come to fall! No one, nobody, no nation ever lasted by doing the wrong thing...

Dear Morgan,

    It's real easy to sit behind your computer and say the same dame thing... "we're hear to help" "we're innocent" It's the same thing with all of you. I have researched and have found that the system allows people like you to take full advantage of others. Can you really say that the millions of people in mortgage crisis are fully at fault? Can you really cast full blame upon these people? Is it not a coincident that these many people are in the same boat? The boat which was created by our government, legislature, and greedy bankers, who conspired and prayed upon our full savings, and are now praying upon our homes and our lives? Coincidentally enough, here you guys are, feeding upon our desperation and our hopes by selling us your offer and boasting about your trust because the big guy was on TV? You and your entourage are only in this for the money, which is why NO one is getting anywhere with your so-called education for $1,500. You promised you'd return my monies over three months ago, and only until recently when you were contacted by the Attorney General did you even bother to think about me... and in the end, you still have NOT kept your word! Doesn't character and your word mean anything to you? You sound like another politician, quite to promise and short of doing. So don't preach to us about your integrity and ethics... it's all bull_ _ _ _! Fill in the blanks, you educated right? I legally cancelled out of your contract, and you still refuse to do the right thing. Theirs NO excuse to waste our precious time by rebutting our cries... you know who we are and you even have our number... so stop conning us and the public. Responses like this don't just come out of us for the hell of it! You have yourselves to blame, and pretty soon you will meet your own demise!

Enjoy our hard earned money for now.

Dear Keith,

     I too am with you. My name is Jim (Fontana, CA)I don't know how to get in touch with you, however your right about complaining to the proper authorities. These authorities do NOT recognize any individual complaints, however the key thing is to get numerous complaints against the same company and/ or individual. Compared to you, I guess I should be fortunate as to the fact that I caught on before they received my full initial scam payment of $1,497.00 in Ontario, CA on August 17th, 2010. I was able to act within a 72 hr. rescission frame by psoting a certified letter of cancelation of their contract agreement by 12:00 midnight on the third day, however I've received (3) different directions of promissory refund, in which Marlina (210) 209-8875 at AMS informs me that their company policy would take up to 30-days before the possibility of any process of payment. So I have contacted the authorities as you have, and now we await for others to do the same, thus and only then will these authorities act on our behalf. I've been a victim in a similar matter some years ago in which an individual posed as a talent managing agency was indited by the local district attorney's office and imprisoned, however I only received a same portion of my money... the state imposed enough sanction and fines against this individual to clean him out from all monies that the agency seize from his possession. Good luck, and may this be a good lesson in life. It really sucks when someone or some company appeals to our desperate need, yet they are only praying on what little we have left within this present deceptive society. One thing is for sure... you reap what you sow, and what comes around, truly comes around, until the day you meet with your maker- judgment & prosecutor!
