BNC National Bank Brian Mehnert Refinancing our home, we filled out all the paper work then they charged us $450 for an appraisal and only then did they tell us they do not refinance or finance manufactured homes, our appraisal came out good but then they reported to the credit bureaus that the had declined us because of inadequate Collateral/unacceptable property. The property appraisal was good but they don't and won't ever loan on manufactured homes something that should have been told to us before they charged us and then they do not have the right to lower our credit rating for their mistake. This company is a ripoff. Kansas City Missouri

 Refinancing our home, I spoke with the representative (Brian) and distinctly remember tellinh him that the residence was a manufactured home.  I explained in detail that it was not a mobile home as it was on a permanant foundation and it did not have DMV "tags."  We filled out all the paper work then they charged us $450 for an appraisal and only then did they tell us they do not refinance or finance manufactured homes.  The representative played as though it was my fault and that there was a "misunderstanding (BS!)  Our appraisal came out good ($310,000 which is what we were looking for) but then they reported to the credit bureaus that the had declined us because of inadequate Collateral/unacceptable property.  Since they don't and won't ever loan on manufactured homes that should have been immediately stopped beofre going through the whole process.  I also asked if this was going to reflect on my credit report and the representative said "No, there is nothing that would touch the credit report."  Which was totally false.  There should be no reason this was reported to the credit bureaus as they were the ones that made the mistake and misunderstood that I was asking for a manufactured home refininace as I expressly said on the first phone conversation.  BNC National bank should not have the right to lower our credit rating for their mistake.  This company is a ripoff.  Included is all of the emails discussing this issue.

I apologize. What I discussed was that the website Zillow listed the property as a mobile/manufactured home. I stated that it was not a mobile home and that it was a manufactured home that was on a permanent foundation, did not have skirting, axles, license plate with tags, no registration with the DMV. At no point did I ever imply or state that this was a regular stick built house. I was pretty animate that this was a manufactured home. Because of the past issues We ran into regarding refinancing, we were very aware of the difference and the culture out there regarding loans for this type of housing.

Shawn, I understand your frustration but you and I discussed at length that you explained that some websites “said” your house was manufactured but that it was not.  I think perhaps you misunderstood that it is still considered manufactured, even after bolted to the foundation.

Christine and I are very disappointed that this process ended as it did. My wife and I distinctly remember explaining that this was a manufactured home. We remember discussing as to whether the structure had "tags" and other details to identify that it was not a "mobile" home only to find out after all of this time and process your company does/ is not able to do the lending or have lenders. We feel as if this was a "bait and switch."  We feel as though there was an advantage taken. I have spoken to a couple of lenders (Wells Fargo and Navy Fed) both have advised me that due to the Frank-Dodd law that the VA appraisal is not transferable as the appraisal has to take place during the process. So basically I have to pay for another appraisal if I want to go through a refinance. The time and money it has taken to find out it was all for nothing really doesn't shed your company in any good light. I see no reason as to why BNC couldn't locate a lender for this loan even if it was "outside" of common business practice. That is what customer service is all about. I am not knocking your customer service, but the the business practice of the company as a whole. I am sure that losing one loan is acceptable, however BNC doesn't see it from the customer side and that is not good business.
