Since my wife and I purchased our house in August of 2004, we have never made a late payment. I think we had one payment in five years in our previous house that was incorrect (by a few cents). I pay our bills online by using Bank of America BillPay and it generally works very well. I don't use any of the auto-pay options because I want to control when the bills are paid and heaven forbid there are ever errors or we can't get to a computer for some reason, our accounts will not be tapped for bills. And I always pay all of our bills on time in this manner.
In mid-February of this year, I realized that we hadn't received a statement from Chase Home Finance for January, to be paid on Feb 1. I looked through the records and realized that I was about two days past the "late payment date" so I called Chase immediately upon realizing the error and let them know that I would be paying it online and that it would register within a day or so.
I waited until the next day to make sure the payment posted to Chase, which it did. I then called Chase again to explain that A) they had not sent a statement in January (but we did receive statements from all other creditors - utilities, credit cards, insurance, etc.) and B) I requested to have the late fee removed. The CSR (probably in India judging by the accent) told me that "because it was not a Chase error, [he] could not remove the fee". I explained that I felt it was a Chase error because they had not sent a statement, and finally he agreed to "a one-time fee waiver" and he explained to me that "late fees could not be waived again during the life of the loan". I accepted his gracious offer and we finished our conversation.
Now - I know what you are thinking - the payment was my responsibility and I agree. I should have been paying more attention to this and if so I would not have made a late payment. This is true. However, I thought it was very odd that we did not receive a statement and my guess is that we were not the only ones. Why the January statement? Perhaps so people who have just survived the holidays don't realize that they owe a mortgage payment? Only speculation but I have noticed that credit card statements also seem to arrive later during the Holidays than they do during the rest of the year.
OK, so that seemed to be resolved just fine. But it was not over yet. I received my next statement and noticed that the late fee was still on there. Of course I received the statement on a Friday so I had to wait until Monday to call the customer service center to try and resolve the problem (again). This time, I spoke to a woman who explained that "the late fee can't be removed until a payment is posted to the account". After I explained that I had made a payment and that it had posted several weeks before, she could not explain it and agreed to "forward this to her supervisor" and that it would be gone come the next statement. I made that next payment and forgot about it.
You can probably guess what happened. I received my NEXT statement (this is now 2.5 months after the original issue) and yes, the late fee was still there. And yes, I received that statement on Friday as well so I had to wait until Monday to call their customer service line. When I did, I was polite as I could be but asked to have an explanation as to why the fee was still there. I detailed the previous calls I had made (I kept notes of days, times, and names). This time, the CSR explained that "the fee was removed on the 18th" (a few days before I called) but she could not explain why it had taken so long.
Mostly, I'm upset because of the multiple calls I had to make to get this resolved. I see my own part in this that yes, I made a payment that was a few days past the "late due date". However, because that late fee was not removed immediately, it incurred interest (albeit a small amount). Not what I would call stellar customer service, particularly because we are very careful with our finances and pay our bills on time all (or at least nearly!) all the time.

Monthly mortgage statements are merely a courtesy being sent by ANY mortgage company and are not required to be sent to you. As shown on your loan contract, you agree to make a mortgage payment on the same date EVERY month, whether or not you have a statement. You know your mortgage is due every month, use common sense, just because you don't get a statement doesn't mean you have the month off.

You guys I really hate to say it but not receiving a statement is not a reason to miss your monthly payment. You may forget a lot of things, but you know there is never a month when your home is free. Don't believe me? Check your paperwork. Now that being said I do want to let you know, my uncle's loan transferred to Chase. Know what I told him? Do not mail your payment. Payments go to a processing facility and may disappear into a black void only to reappear months later when you have no money in your account to cover it. And please do NOT make your payment online!!! If you are mobile and have life in your body walk, roll, or crawl into a branch if you have one near you and make the payment. PLEASE!!!!!!!! If not, set up your payments for automatic draft and pay attention to the quarterly statement you are sent and if you have an escrow account call and ask for an interim statement around the time your taxes are due to come out. You guys may still not believe me, but they do NOT want your house. All the notices you receive are generated automatically. So are the late fees. There is no one sitting at a computer deciding whether or not to add a fee to your account. Just a tip, the statement does not go out at a set time of the month. The statements go out when Chase posts your payment. If there is not a payment by the 15th, a late statement goes out. If you have received neither of them, you need to check and make sure your address is correct on your account and maybe check with your post office. Not saying the post office is the blame, but it happened to me. I wasn't getting any mail at all from anyone. After blaming the companies I figured everyone couldn't be not mailing my statements so I got a post office box for a while. Surprise!! I got my mail again. Turns out there was a new lady who couldn't read I guess. The poor little guy who probably was in India was just telling you what he was supposed to. You have to account for every late charge removal and have a good reason why it was removed. Seriously. So don't be mad at him for refusing to remove it at first. He had to. And it took so long because they have to request removal from their supervisors in India and it takes a while. If they tell you it will be removed, just do not pay the late charges and please do not send in additional principle until it is GONE. If it is not removed after a couple of payments then call and if you get someone in India, ask for a supervisor in America. Sounds complicated but it works. My hope is to prevent this from happening so you guys won't have to go through all this calling and jumping through hoops. For anyone with Chase...PLEASE DO NOT MAIL PAYMENTS. Save yourself a headache.

Chase home finance does not believe in good customer service.The proper solution I suggest to many people is to avoid Chase Home finance at all costs.If you were to ever have difficulties with chase they will not properly assist you and will hit your with endless fees never disclosing their origin.They have a lot of lawyers working for them and courts that just follow their lead blindly.All you have to do is do a search in ripoff report and you will find endless stories of people having trouble.I am a victim and hope to spread the word to as many people as i can. Chase employees who write here can say what they wish but it is chase that is throwing people out of their homes because of their mysterious accounting practices....

I don't work for the post office, but I am certain the reason bills, and everything else, may come later in December and January is due to the massive volume of mail that occurs at holiday time.
Receiving my bills online is my preferred method versus the mail, any time of year.

Since 3 months is coming up, I wouldn't be surprised that they are doing this-stringing you along-so they can say you defaulted and posting it as 120 day late on your reports. Hope I'm wrong though.
