I have been assisting a friend in handling his home in foreclosure. After two home listings, the second listing expired without a sales offer due to the retention departments unwillingness to let us price reduce aggressively with the down turns in the market. To add injury to insult,we were told that he could have asked for a Deed-in-Lieu of foreclosure when the home sat for 90 days in a listing without a successful sale. Point being no one told us. We sent market reports and listing activity regularly every four weeks.

Listen up...list for 90 days (pending your state) and ask that the home be moved FROM short pay handling to DEED-in-LIEU for processing consideration. DO NOT LET THE LISTING EXPIRED IN THIS TIME FRAME. OR list at the full price and send a letter to the DEED-IN-LIEU and ask for it to be processed in the same 90 day period. POINT--ASK.

This gem of information was passed to a friend AFTER his listing expired! This disqualified him from consideration EVEN THOUGH none of the yohons who had received his request for DIL consideration four times in that 6 month listing period. ANOTHER, ITS not my problem example.

Take action...tell all your friends. Apparently these CSR think we are mind readers and of course they have no solution to offer even though the evidence of the request is there for each of the market update packets that were sent. They chose to ignore it in department area because it was not there problem and no one ever called to tell him that such a request made had to be handled...where...on another desk in the SAME department.
