My Husband and I are experiencing they same issues as every one of you since are mortgage was third partied to Home Q Servicing. They paid our taxes when we did not have an escrow raising our payment $600. When we questioned what they did they offered us an escrow analysis and setting us up with a payment to "catch" up the escrow we never requested. Now we find out that they we are actually on a repayment plan and they are reporting us 30 days deliquent even though they said they would not.. We have never missed a mortgage payment, never had this problem until we got stuck with Homeq Servicing. I can't say that we have not had past financial problems, however we have worked very hard to keep all our payments paid on time and have been very succesful until now. We also as others, got a notice for over $2000.00 for home owners insurance even though we had our own. The people at Homeq are rude - can't even talk to them all they want to do is argue. I am fed up. Today I find out that Decision One who said they sold our Mortgage - did not - they are still the owners of my mortgage. I checked with my county and found that they are the mortgage holder on my deed. Ha - I am smarter than HomeQ. None of this however has helped our situation. They also told me today that they have not received our payments from July or August, when I laughed at her she put me on hold, then came back to tell me that they did have them but they have not posted them, could not explain to me why. She told me our loan was on hold because of a change, when I asked what she was talking about she said a change in the ARM. I told her NO WAY - our ARM is not up until December of 2007. Imagine that it is now on hold. What a rip off this place is. Here is where they have us. They are ruining our credit where nobody else will finance us and they can charge us whatever they want. We originated our loan through the Mortgage Store in St. Louis, MO, I believe that they are in on this Fraud with HomeQ.

I have had enough. I have sent this site to Hillary Clinton, Dateline, Illinois Attorney General, Illinois States Attorney. Somebody has got to help us.

Taxes and insurance (HomEq not HomeQ)

I have poured over my loan documents and know IF I do not pay my taxes and insurance I signed a paper stating my lender or servicer will, it is also in the deed I signed, but I have never worried about it because I got an impound account when I got my loan, my taxes have gone up so my impound payments have too...I look on line when they are available so I know this is true.

When my loan transferred to HomEq, after my insurance was due I found it had not been paid by HomEq, I found this out by calling AllState...they had no clue my bill was to go to HomEq because the company that had my loan before received the bill, I called them and they told me they had it, but wouldn't pay because "they no longer had the loan" and they didn't send it to HomEq, I ended up having my homeowners insurance company sending HomEq the bill and it has been paid on time every since.

I am quite sure I would have been "screwed" if I hadn't made sure my taxes and insurance were paid,but I for one blame the other company for not giving the information to begin with, during my call to them they basically made me feel like "out of sight-out of mind" they didn't give a crap any more!

First off I don't believe you are an ex employee. You are still an employee by your comments.


Here is my response to your questions or comments:

No we were not read anything from HomeQ when put in the so called payment plan. No we were not behind 30 days or had ever been on our mortgage payment, no we have not been 30 days behind on our car loans or any other loans.

It is really none of your business why we got behind on the second half of our taxes. Things happen.

We can afford our home - so I don't need to sell it or go rent. I have owned a home for over 20 years so go take a hike.

HomeQ is wrong for what they have done. Plai and simple. They are illegal crooks out to make money. They are a third party servicing company - this is how they earn their money by riping off consumers. So may I ask why you are an EX EMPLOYEE?

As far as my home owners insurance. The original lender was provided with proof of insurance as is required at all closings. Correct??? We changed insurance companies and the proof of insurance was mailed by our agent and us to HomeQ. Never did we get a letter from HomeQ requesting proof of insurance just a bill showing we were going to be charged over $2000.00 for insurance. Come on look at theres posts. It is the same story with 265 people so far. Are we all making up the same story? I don't think so.

My husband and I are intelligent professional people who make a good income. We are not stupid low life people trying not to pay their bills. This is what people like you and HomeQ try to make us believe.

I have talked to all levels from HomeQ from CS to collections, consumer affairs, to the CEO and Chief Financial officer - who tried to make a deal with me because he knows that you are all doing illegal transactions with customers. You all read from the same script.

So now what do you have to say?

The customer's complaint-

"They paid our taxes when we did not have an escrow raising our payment $600. Is there a mortgage lender out there anywhere that can explain this to her? If you do not pay your taxes then the state will put a lien against your property. Taxes have to remin CURRENT! If your taxes get behind at all legally the mortgage servicer or lender have to pay them!

As far as your re-payment plan goes.. Do you remeber hearing "I have to read you this brief legal disclosure and the I will submit your plan for approval." Did you listen to the rep at all? No matter what you ever do Homeq or any other institution will always report you 30 days late when you go 30 days late! It's jusy how it is. Did you go 30 days late on your car or credit card payment? Why did you let your taxes get behind in the first place? If you can't afford it the sale out and rent!

The customer's complaint-

Did you realize that if you have property financed it has to be insured? Just like you have to have colisson on your auto insurance. Did you fax in proof that you had your own Homeowners Insurance or just say "That's not true, homeq messed up" It is your homeowners insurance company's responsibility to provide proof of insurance when prommpted ny your mortgage company.

The customer's complaint-

"She told me our loan was on hold because of a change, when I asked what she was talking about she said a change in the ARM. I told her NO WAY - our ARM is not up until December of 2007."

Start reading what you sign! Everything that Homeq does like calling you on the 2nd when your payment is due on the 1st is in your closing documents. Your ARM change starts when those documents say they would, and believe me they never go down. Why would you get an ARM loan anyway? Were you planning on selling out in 2 years?

If everyone would wait until they have sifficent credit to get a normal loan then they would not have to worry about it. Quit trying to "keep up with the Jones's" and keep renting until you have at least 1 year of mortgage payments in a saving account.

As far as Homeq's reps being rude, please write me a script for a collection call that makes people fell good that they can't pay their mortgage!

We paid in full to get out of their so called payment plan. 3 weeks later we receive a letter from HomeQ stating that we had missed our payment plan payment and they were going to start other collections action. HELLO - WE ARE CURRENT ON OUR PAYMENTS. So how do you not consider what they are doing to us and the 300 other people on this site -FRAUD.

By the way as far as our homeowners insurance goes. We at no point did not have homeowners coverage. NEVER. Homeq had copies of our policy. So defend them on trying to add homeowners insurance to our loan. They are not a servicing company - they are nothing but a rip off - collection company trying to steal from us.

Fraud? Servicing a mortgage for the company that owns it isn't fraud

First off note that Homeq Servicing is just that...a servicing company. They own no loans. They only service for the loan owners. Very few mortgage companies actually service their own loans, they sell the portfolios to "servicing" companies for that purpose. Saves them time and money to have someone else do it. So that's not fraud, it's merely the way the mortgage business works.

You do need to note the importance of having your taxes and insurance paid on time to avoid having escrow force placed on the home. For instance if you don't pay your homeowners and it lapses, then both you and homeq are at a complete loss if something were to happen, such as a fire or flood. Therefore if insurance lapses, Homeq immediately places insurance from their own company to protect the structure of the home until you can get it covered yourself. It's a step to ensure that the property is protected for both the consumer and the lender. If you do not like having your insurance company calling and stating there is a lapse due to non payment and having Homeq place insurance on the property then perhaps you should look into a voluntary escrow account where you won't have to worry about those payments.

Taxes are a bigger story. Believe it or not, the government can potentially take a home and evict the "owners" in the event that the property owners do not pay their property taxes on time, for as little as just a few thousand dollars, some times not even as much as 1 payment on your home. Homeq has no control over this, if the government places a tax lien on the property and chooses to sell it on the courthouse steps to get their money back, then Homeq has no choice but to go along with that. Which could not only cause you to lose your home over a tiny amount and STILL owe a mortgage payment, because regardless of taxes you still owe the loan back, but it also causes Homeq to run the risk of losing everything they have invested into the property. So automatically upon recieving a note from the county tax officials homeq escrows the taxes for the remaining life of the loan to prevent any chance of the government taking your home for you neglecting your tax payment. There is no changing this and if you didn't have your taxes paid on time every time they are due then you should have once again considered having everything escrowed into the account so that you would have the peace of mind and security to know that you never have to worry about losing your home to the government or worse off, a fire or flood.

Now if you have an large amount of your escrow payment going to shortage perhaps you should contact Homeq and look into getting your escrow shortage spread out over a longer period of time. They automatically spread the shortage over 12 months but you can request a spread over 24 or 36 months, which if your shortage is 600 a month, a 24 month spread would be 300$ a month and a 36 month spread would roughly be 200 a month. Perhaps that can help you bring your payment down.

As far as your payment being recieved but not posted, it generally takes 2 business days for a payment recieved to be posted onto the main system that the reps at homeq use. They have to go into a secondary system to check and see if it's been recieved, usually the secondary system posts the minute the payment is recieved, but doesn't update to the main system until it's been a confirmed payment within the secondary system. I understand that can be a bit annoying to have to wait for your payment to post, but once it's posted it is posted under the day ti was recieved. So if you make your payment on the 15th to avoid late charges but it doesn't hit the main system until the 18th, they are still going to report it as being recieved on the 15th.

I have sent an email to CEO Steve Ranson of Homeq emploring him to modify adjustables to fixed rates as so many other servicers are starting to implement. Hopefully if everyone sends an email he will be evoked to listen.
