Orange lake Capital Management is a dispicable & nasty company, because, we own two weeks of timeshare at Orange Lake Resorts at 8505 Irlo Bronson Memorial Hwy, Kissimee, Fla. & OLCM has put a hold on the paid week (so it is not usable), and they are extorting money from us (a felony) to get us to pay off the second week, while theyare  not letting us use either week.

We have owned both of these weeks for over 25 years, and have been very satisfied with the value we have received from Orange Lake.

We wanted to rent the second week to pay the balance owed on the maintenance fees, but, because of the extortion issue

we were not able to do this, and we are in a tight financial situation at the time.

I am an owner of a unit in the west village. I have owned for over 14 years. I have 3 consecutive weeks at Orange Lake and have never had an issue with anyone in making a payment or renting out to a guest. I read this complaint and have to say, there must be another side to this story.

Every year when I rent my weeks, I receive the check and once clear, I send payment for that week. I always get a confirmation number within a couple days as it takes that long to register it in the computer and for the computer to update.

I have always had a good representative help me with kindness and detail. Never has anyone been nasty or rude or uncaring.

Now with that being said, I did attend a sales pitch one year when I went down there.  The sales people are pushy and nasty and made me feel that I was worthless unless I upgraded to one of the newer units in the River Island area.  Basically, they wanted my 3 weeks and I would only have to pay 23k for the 3 bedroom Home and Garden Style condo. LOL... Nope. I was happy with my 2 bedroom, 1 level 12oo sq, ft. condo that was on a golf course. I only wish they would slow the constant upping of the maintenance fees and control their costs in a better way.

Otherwise , I love this place.  I will say that if you have issues, you should call owners and write letters, back up all communication and send proof of your turmoil. I know it's time consuming and a pain in the butt.  But these are the rules to fight the good fight.
