Randall Benton-Tribeca Partners Don't rent from this landlord!!!! Smyrna Georgia

Randall Benton presents himself as a "fair individual." However, he is anything but fair. He does not respond to maintenance problems in a timely manner. He only allows tenants to use his repair persons who do not properly perform repairs and will even back him in saying that systems do not need work when it is obvious they are not working properly. He haggles on price with all repair persons and I saw one tell him he would never perform work for him again. He lied about the age of the air conditioning system. He lied about improvements he planned to make on the unit within the first 3 months of our lease. We could not wash dishes when we moved in because the faucet was clogged with plastic debris from the hot water heater. He actually looked at the trickle of water and said "that's reasonable water pressure, so I'm not going to replace it." I had to get very loud and demanding to get any repair performed and repairs were never performed in a semi-timely manner. The fastest anything was repaired was 48 hours from the request. The longest was the first a/c service which took 3 weeks (in 95 degree weather).

Finally, he scams all his tenants out of at least half their deposit by claiming damages when there are none. The carpets were not steam cleaned upon move-in, so there were stains on the floors throughout the house. We removed those stains by steam cleaning before vacating the unit. Therefore, he decided to charge us for a "smell of cat urine." He also charged us for a wine stain on the kitchen countertop, which was left because the countertop was so old and had been cleaned with abrasive materials so much that the protective coating was removed. He charged our neighbors for pet stains on their carpet and said, "I know it was your pet, because the previous tenants didn't have pets." We had dog-sat for the previous tenants while they were out of town and their dog had diarrhea in at least 8 spots on the carpet in that two day period.

Do not rent from this landlord. His demeanor changes from friendly to evil the second you sign on the dotted line. He will say or do anything to increase his profits and decrease his costs. Even the local bankers know and hate him.
