In the process of applying for a small mortgage, I faced two unprofessional and dishonest individuals who :

1. Requested multiple times data and information that had already been provided

2. Requested multiple times data and information that had not been created at the time of the request

3. Lied repeatedly in telling me that the loan had been approved by the underwriter to induce me to approve an unneeded appraisal at a wasted cost of $ 400 to me

4. Suggested to cheat and discontinue after the first payment the required monthly transfer of cash to meet monthly income requirements

5. Refused to inform me of the approval or denial of the application

6. Refused to return to me the private and confidential documents that they had requested during the application process

7. Generally speaking, did never respond in a timely and appropriate manner to legitimate questions raised by emails.

 

All in all, an awful experience, a lot of time wasted and a few hundred dollars spent for nothing dealing with unprofessional individuals  who do not know what they are doing.

Sorry Royal, but we are the latest victims of your company's handling of our loan application, from repeated phone calls including Saturday and Sunday, texting, demanding documents and finally being yelled at (me) by your vice president Matt. There is no excuse for this type of treatment to customers and on the strong points raised by the inital poster, I am in complete agreement.

Not only did you send a lot of unasked for texts and demands, your employees' treatment of my husband and I was horrible.   The bank we are going with, we had actually asked for quotes hand in hand and we didn't get treated by them, as we did by you.

 

I will never, I repeat, never trust Royal United Mortgage with my business and to those of you reading this, beware!

Thank you for bringing this to our attention. We take all feedback seriously. The compliance department listened to all correspondence between the loan advisor and borrower. It is our opinion that the loan advisor acted in the best interest of the borrower. Royal does feel it is important to address the issues below.

1) Certain documents that were being provided from Mr. Falkenburger did not coordinate with the title report. Royal simply asked for more documentation to help the customer, and close the loan.

2) Every document Royal United Mortgage sent to the customer was accompanied by proper instructions of what was needed, and the information was obtainable by the borrower.

3) The loan was approved by underwriter. There were conditions that needed to be fulfilled to issue the clear to close to the borrower. This was explained to the borrower, and is standard practice in the industry. Royal United Mortgage is happy to transfer Mr. Falkenburger’s appraisal to any lender that will be able to approve the loan.

4) Per Fannie Mae, the borrowers income was outside the acceptable parameters. To increase income we advise he could set up/start a draw on his assets.

5) Client was traveling overseas and the outstanding conditions were brought to his attention before he left. Client was unwilling to provide certain documentation; therefor, Royal United placed the loan in withdrawn status. If Mr.

Falkenburger would like to continue the process, Royal would gladly active his file.

6) Royal United Mortgage is unaware of any documents the client requested. Royal United would be happy to deliver any documents to the borrower.

7) All calls and emails were returned in a timely and appropriate manner.

Due to the public nature of the ripoff report we are unable to upload any loan documentation or credit reports. Had the findings shown a different result, a different action would have been taken by Royal United Mortgage. Rest assured Mr.  Falkenburger’s comments will be shared with our training department to help improve our customer service.
