US Bank Fee for Ending Escrow Withholding Owensboro , Kentucky
*Consumer Comment: Easy answer.
I attempted to stop escrow withholding on my US Bank serviced loan. The mortgage had been originated by a local bank and sold to US Bank. I was informed that there was a $495 "fee" for "changing" the loan, and stopping escrow was considered a change, and that I had agreed to this when I signed the loan. I have just read the original documents and there is no mention of any such fee. In addition, I had no agreement directly with US Bank. I believe that the two bank employees I spoke with on the phone deliberately gave me false information about my loan. I am wondering if this is a felony?

No, it is not.
Assuming that you could prove deliberation (which would be next to impossible), this wouldn't even qualify as a misdemeanor.
Your original contract with your local bank is what applies to your loan (unless you signed a new one with U.S. Bank). If there is no fee for dropping escrow on that contract, they can't charge you. But, it doesn't have to be stated that specifically. If there is mention that the bank may charge (non-specific) fees for changes to the loan, it could conceivable be covered under that. You'll need to carefully read your contract and even then, you might need some professional help to interpret it.
