Stanley Home Warranty did not deliver service very first initial request and charged $425 to cancel policy for two home. Policies only one month old Englewood Cliffs New Jersey

 I purchased Stanley Home warranty to 2 rental houses, policies wont take effect after 30 days.  on the 5th weeks my tenant called reported water heater broke out, spill water all over the house.  I called for emergency service and after 5 days Stanley still cannot schedule a service man to come over for the problem.  I have to pay other service man to come to fix the water heater then called and emailed Stanley Home Warranty to cancel the policies immediately. 

It took them 6 weeks to refund a portion of what I paid (paid $1,100 and got $675 refunded) they said $425 is services for the time I had the warranty which they did not even deliver a very first call from us.  This is a rip off and I want to report it to make sure other people won't get tricked by them.   I want to fight this group to keep them out, please help and I'll provide more detail info as needed for the case.
