Billed for repairs never done. Presents receipts for repairs that were actually done at another residence that they owned. Altered receipts presenting aspects of repair that never were needed or done.
Frequent mistakes in invoicing that are i always, and I mean always in Ms. Wrights favor. Oddly, when confronted, MWright will try to threaten the victim, then refuse to refund or discuss it. Best thing is to pay her what the accurate figures are and she 'goes away.'
Then terminate your contract as soon as it is feasible as Ms. Wright will file a suit, as another tenant found out, then ms. wright did not show up in court. The part I cannot verify is that she went to the poor man's home, well past 9pm to "discuss what is owed". Believe me, you don't want to see her in that condition. Usually leaves before police get there though and that I can verify. In the end, you wind up waisting your time and upsetting family members with her tantrums which is usually nowadays after she has had a few drinks to 'relax' . Funnier part of the situation is that she tries to bill for her court costs so you have to refuse to renew her contract and send what is owed her so she won't file an insane small claims case and upset your WIFE!
Failure to make bank payments resulting in foreclosure and eviction of tenants. Misrepresentations to HUD to obtain funds not due to Ms. Wright. Ms. Wright can cost you in reputation if you are associated with her because the activity in some of the small towns, well, the judges remember her.
Ms. Wright and her son have been investigated on criminal charges but I have no way of knowing if any of the arrests have been due to economic fraud. All domestic problems that we know of.
You hire her, you will have a headache. No longer a financial threat as she can't get any more loans based on misrepresentations... But if you know someone with money, who is gullible that you don't like...

There is no CONTRACTOR LICENSE LISTED under her name. There is one deactivated under her father's name. Kerry Wright is no longer associated with the inspection business, and it appears to be listed now under her ex husband's name, and may no longer be active.
Kerry Wright no longer owns rental houses under her name. There have been FORECLOSURES listed on some of the properties already, with one house that was valued by Kerry Wright at over 150,000 selling at auciton for 22,000 last year. Seems the house was so neglected that it has to be torn down. But why repair a house when the environmental health inspector says its not even legal, and cannot even be sold, let alone occupied at the time the tenant stopped paying the rent due to non-repairs?
Even the state police had to be called when she sent over a phoney bank representative to 'evaluate it for a loan." Then Ms. Groff tried to pass herself as a "realtor" with a company not listed as a company in this country. A letter to the tenant confirmed this. When the "bank/realtor" representative, Ms. Groff, was turned away, she asked two men, one who was Ms. Wright's son to force their way in, the police had to be called.
Kerry Wright/Kirkey, is a compulsive type. Often "stretches" the "facts". Best not to do business with her, sure, but seems she has flipped some of the properties to increase their value with false documentation, or she is losing them to the bank. That is why all 40 rentals are no longer listed in her name. Yes, mortgage flipping is illegal, and a federal crime, but she did more harm to herself than others.
Though she used to do harm to some parties...
