Embrace Home Loans (EHL), BBB Defends Business stealing $125 from Customers, Internet

I complained to the BBB about Embrace Home Loans (EHL) for not reimbursing me my $125. The loan company told me that they could do the loan then after the appraisal the told me they could not. EHL reimbursed the $250 of my $375 I had paid for the appraisal. EHL claimed that they use the $125 to pay for the appraiser but never gave me a receipt. They could have pocketed the money as far as I know. The BBB admitted that there was a confusion about what type of home I had which determined if they could do the loan or not, but then defended that the company should keep my money. I paid $125 and received nothing.

Embrace Home Loansvaccepted a fee from Mr. Dandeneau to have a
market value appraisal of his property, and upon arrival the appraiser noted a
condition that he knew would be unacceptable for the credit request. He
agreed to accept a travel fee for his time and effort, and provided limited
information to confirm his observations. The balance of the fee was
refunded to Mr. Dandeneau by Embrace. An invoice for the partial fee was
received by Embrace and is being forwarded to Mr. Dandeneau as evidence of what
he has characterized as a lie as far as he knows Finally, his
characterization of the Better Business Bureau as somehow being unreasonable on
this issue is an unfortunate event. The BBB is perhaps the one agency
that forces businesses to account for their actions, as they have done with
Embrace, and in this instance what they are recognizing is that 1) Mr.
Dandeneau received a service from the appraiser, and 2) that the appraiser
could just as easily completed a full appraisal report and earned the entire
$375, but did not as a favor to the consumer. Embrace truly wishes it
could have completed a loan transaction for Mr. Dandeneau, which would have
been something to satisfy both parties. But we are certain that the
observations he had made in this communication are inappropriate and unfounded.
