My husband and I have been timeshare owners for 35 years. We have traveled throughout Europe, Australia and America, exchanging into the most wonderful resorts. In 2012 and 2013 we vacationed in Los Cabos, Mexico. Once again, we stayed at wonderful resorts. During the past 35 years, we have only had one negative timeshare-related experience and that was a timeshare presentation at The Grand Mayan!! 

Our story was strikingly similar to others: The tour, the sales presentation, the abuse by a manager, the move into the next room to be soothed with “we don’t work for the developer. Would you like to make a complaint about the manager?” I didn’t. “Here. Sign this complaint form”. Then the salesman promised to pay our timeshare maintenance fees for the next 10 years if we purchased a package for $2500. Unfortunately, we believed him. 

I emailed: grupomayanblog@grupovidanta.com. Of course, nothing changed. All I feel I can do now is to contact our home resort and our exchange companies. I will do all I can to protect others from a costly Grand Mayan mistake!  The comprehensive email I am will to send to my home resort, at the time of posting this report, concludes with the advice:

"If you do attend a Grand Mayan presentation:
Take your own car. You must not be reliant on transport provided by the resort or party responsible for your attendance. You need to be able to leave when you choose. Take a third adult witness to the presentation. Take comprehensive notes, during the presentation & while you continue to deal with the company, including names, dates and times, as we have done.  Do not hand over any cash, or authorize use of a credit card until you have reached the end of the “presentation” and are free to leave. (Tourists feel unable to leave a Grand Mayan presentation, because they have made a part payment for activity vouchers before attending the presentation. Grand Mayan/Vida Vacation staff will hold those vouchers until they choose to release them.)


You may be offered a package with Worldwide Leisure Direct. (Although they have connections with Grand Mayan, they may be a reputable company.) Be wary of offers to help you “trade-in” your timeshare and, of course, you never need to sign anything at the time of presentation!! 

Unfortunately, some sales staff do lie about what they are able to offer and about Mexican law in relation to cancelling a contract. Take copies of contracts back to your hotel and seek legal advice, if necessary, before you sign. 
If you are at all uncertain about any purchase you have made, cancel your contract in writing and send by certified mail, within the time frame permitted by Mexican law. Email and fax, too, if possible.

I'm glad that your issue was resolved. Mine is now resolved too, but what a hassle it was to get a final solution. They completely lied in the presentation, then when we tried to cancel, they were uncooperative, unresponsive and downright rude. I finally had to hire representation to help me out of this nightmare. Mayan Palace timeshare needs to be stopped!

On every bad review there's a "Mayan Palace timeshare customer support representative" that apologizes. Shortly after the bad reviewer "rescinds any bad words" and all of their issues are magically resolved. So, are they paying people off to stop telling people how bad they are, and if that's the case wouldn't it make sense that they're paying people to write "good" reviews? This place is too sketchy-no matter how good the deal is. I'll stay away.

It is a very nice resort; however, stay away from the Mayan Palace timeshare presentations. Don't go to the presentation to get something in return. Stay away from taxi drivers unless you speak the language. When you arrive to the resort, tell them you should expect your room to be cleaned. If the room is not clean, go to the front desk immediately and tell them to clean it immediately or to give you another room. DO NOT GO IN THE ROOM AND WAIT FOR THEM. Do not go to the timeshare to get free stuff. I follow these instructions everywhere I go when it's a timeshare. Stay away from Party. LET THE RESORT KNOW WHERE YOU ARE GOING AT ALL TIMES. I follow these rules.

Unfortunately you got hooked into a timeshare presentation; Mayan Palace timeshare resorts are known for particularly hard sell tactics. ALL the transfer companies, car rental companies, etc. are OUTSIDE the airport. The people between Customs and the doors to the outside are almost all timeshare reps (couple of kids trying to make a few bucks hauling luggage for folks also). If you go back to the Riviera Maya do not stop or talk to any of these people until you get outside. If you feel you must be polite just say No gracias and keep walking with your eyes down or straight ahead. Most of them wear these really official looking uniforms and will tell you all sorts of lies, like how you have to show them your transfer papers, etc. Just ignore them and keep going.

Mayan Palace timeshare sales tactics are hardcore and they will tell you anything you want to hear to get you into the contract and keep you in contract with them. It is too common for the sales representative to offer you an upgrade if you already own a timeshare with them. Most of the Mayan Palace Timeshare Scam being committed by the Sales representative  is that they don’t let their buyers know they have a 5 days cooling period if they wish to cancel; instead, they repeatedly tell they buyers once the contract is being sign there is no cancellation period

I'm glad that your issue was resolved. Mine is now resolved too, but what a hassle it was to get a final solution. I finally had to hire representation to help me out of this nightmare. They were able to cancel my contract, and now I can enjoy vacations where and when I want. I highly recommend them. Mayan Palace needs to be stopped!

I was convinced by Mayan Palace timeshare salespeople that an upgrade to my timeshare from Mayan Palace to Mayan Place Regency would make it easier to rent and more saleable. I entered into a contract for $6,720.00 to complete this upgrade. I have since learned that this upgrade is doing nothing for me as I try to sell and rent the unit. The list of benefits is this:Elite Reservations rental program (which I had available before),RCI enhanced pkg, certificates for cruise and vacation discounts, 50% off golf green fees (previously it was 20%), senior certificare (I'm NOT a senior), no mandatory maintenance fees after 5 years if I don't use the property?? Lots of free extra benefits and vacation bonuses but nothing tangible. I owe a cash out of $4,368.00. I wonder what the consideration of this contract is? I have all the paperwork and had to email the sales office to get a list of benefits I paid for

The resort itself seems very nice, the sales pitch, however, is pure high-pressure sales. The sales people are snakes, their only motive is greed. They have no concern for what is ethical and will “brow beat” you to make their money. It was not worth the free breakfast and $50.00 dinner coupon. When I finally got up to walk away from the table, Luis got in my face and began to argue with me, telling me I couldn’t leave until he said the presentation was over. I continued to walk away as I raised my voice at him. You would think that that would be the end of it, but they will continue to pass you to the next person for a “survey” which turns into another sales pitch…these people are shameless. If you agree to attend the 90 minute presentation you will regret it.Search online for Mayan Palace Timeshare Scams for other “horror stories”
