By far the worst company I have ever dealth with. Not only is their leasing office unprofessional, rude and careless but they are slime balls as well. This company owns more than half of the real estate in Boca Raton, FL.

I rented a 1/1 from them in a complex called Boca Bend Marina for two years. Upon signing the lease, I was made to put down $2,775.00, so 3 months worth of rent. My understanding was that it was first, last and security; not unreasonable for an apartment in Boca Raton, right? Well, I got exactly what I paid for.

The apartment was roach infested, had mold, a broken AC and cheaply painted walls upon move in! They fixed the AC and told me that the mold was not really mold but "water damage".. After that, I decided to handle the roaches on my own. It took a full 7 months to solve the problem.

Over the course of those 2 years I replaced the warped pressboard baseboards that were allowing the roaches in from the walls, replaced the cracked and chipped vertical blinds for some decent privacy, the bedroom door that my hand went though because of the thiness and replaced the "water damged" drywall (only for the "water damage" to grow back).

The walls are paper thin. So thin, you can hear the arguements of the neighbors and their make up sex. Other interesting things you hear are toilets flush, rats in the walls, traffic up and down the stairs, garbage disposals, every foot step, TVs and my personal favorite is Boca PD breaking up the drunken fights. 

I decided not to go for third year and moved out 2 months before my lease ended. I still paid the two months worth of rent while I was not living there. When I handed in my 60 days prior notice written statement of lease non-renewal, I then found out that the $2,775.00 I put down was not for first, last and security but first and security. So $1,850.00 security deposit for a 1/1?! Holy crap, thats a alot of money! I, of course, DID NOT want to jeopardize recieving that back!

Just in case you are unaware, that apartment complex has a 2 year waiting list to move in. Generally, those apartments leased within days of someone moving out. So, I knew that they were taking their sweet time leasing my unit but never once called to complain. After all, I moved out before my lease ended. 

I requested that the office call me before anyone showed my unit (I was still living there at the time) so that I could make sure it was ready and so I would know to crate my dog. Sylvia's (the woman who shows the units) repsonse? "You're the one breaking your lease, we arent required to call you"; I didnt handle that as well as I should have looking back but, what kind of answer is that?! 2 days later she called me to give me a heads up about a showing they had scheduled for the following day at noon. The follwing day she called me to tell me they were there.. "Okay, go inside" I said, "But you arent here and the unit is locked" was her reply. "You dont have a spare key to my unit?" I asked; her repsonse was "I left it at the leasing office, I am going to need you to drive here to unlock the unit". I WORK IN FT. LAUDERDALE! She spitefully had me drive from Ft. Lauderdale to Boca Raton to unlock my apartment and I had to stay for the entire showing to re-lock the unit. I moved out the next day to avoid fights with the company,I really didnt want any problems.

To prepare for returning the keys and recieving my full security deposit back; I painted the entire unit with waaay better quality paint ($250.00 bill), deep cleaned, replaced the fridge handle, light bulbs, outlet covers, replaced the "water damaged" drywall (they blame you for mildew or mold, regardless of the 35 year old leaking pipes in the walls) and even refurbished the awfully painted shower tiles in the bathroom. I mean, I really went above and beyond to make sure that I returned the apartment in better condition than I recieved it. I even refused to return the keys until the property manager, Ann, did the walk throuigh of the apartment with me so she could point out anything that was wrong. 

To make a long and irritating story, short; when I called to hunt down my security deposit (having been moved out for nearly 3 months), I was told that they took $700.00 from my deposit. For what?! NOBODY would give me a straight answer and they wouldnt allow me to speak with Ann. My fiance' finally had to call and handle it. They threatened to file harassment charges if he called the office again.. And I still have not recieved what remains of my deposit.

From beginning to end this company has been a nightmare. They steal security deposits from vulnerable college kids and provide no explaination except for "You signed the lease" and "We didnt ask you to do that" (it clearly states in the lease that I am responsible for replacing things and painting the apartment back white when I leave, which I did). When you debate that fact, they hang up on you and then screen your calls.

Stay far, far, far away form this company.
