Beware of Johann Monterrosa - J-MO Investments - Real Estate Fraud Took My Investment & Never Paid Me Back Los Angeles California

Johann Monterrosa solicited money from me for a real estate deal in an investment company called J-MO Investments.  His postings were in Craigslist.  He took a total of $5000 from me and $2000 from my mother for a personal loan. This should have raised a red flag.  However, I signed an Investment/Promissory Note with him as J-MO investments that would guarantee my money back plus 50% profit in dividend form. I never saw my original investment returned and I was never shown proof of any purchased real estate.  Johann shut down J-Mo Investments without notifying me, committing fraud.

Johann has continued to post on Craigslist, soliciting other investors for money on real estate deals.  He is not an accredited investor and has also threatened to sue me for defamation of character when posting on Craigslist about his fraudulent act, though everything I say on my postings are 100% accurate. I also have the original Investment/Promissory Note documentation with his signature and emails to prove it.

Johann recently contacted me and stated he would start making payments if I took the postings down.  We agreed to meet in person.  Johann being who he is, changed his mind and refused to meet in person.  He wanted my address to send a cashier’s check written for the whole amount.  He was going to leave the “Pay To The Order Of” blank.  I stated that I would only meet in person, as agreed in the first place.  I wanted to receive the check in my hands and cash it in person to ensure it wasn’t fraudulent. Since then, it has been an ongoing battle. 

It seems odd that someone who has ignored to pay me back my investment money for such a long time is suddenly compelled to do so now, and yet completely refuses to meet me in person.  I suspected another scam.
 
In addition, Johann has been soliciting for investment capital under different headlines on Craigslist.  He now has a company called BOOZCA and Genius Properties, so be aware that he may be soliciting for money under that entity.

I have contacted two of Johann's investors who are also in the same predicament that I am in now.  If anybody has invested in either of Johann's companies and feels they have been financially wronged by him, please reply to this report.  I’m going to the DA and hopefully start an investigation or begin a class action law suit that will put Johann in jail.  These kinds of people are takers and will never stop as long as they can get away with it. 

Conduct your due diligence before investing your hard earned money into a perfect stranger. Request for financial statements, references and even a background verification. My family and I made a big mistake with this guy.
