This is the biggest rip-off I have ever seen. Association Fees run over 200 dollars, which increase ever year significantly. They assess the owners every year, usually over $1000 each unit. The assessments are ridiculous because, 1. they barely take care of the place 2. everything is under contruction indefinately 3. The office is open like 5 hours a day 4. They close all the facilities that your paying for around 4:30pm 5. There are no guard gates that need maintence. 6. The building paint is old, rails are old, insufficient trash bins, speed bumps are redone-over old ones 7. You cant even bring your guests to the gym or facility their without paying a "guest fee" 8. They are inconsistent in monitoring the units, many people have crap all over their patios and I got a letter for a 1' grill. The bookkeeper screws up all the payments.

I spent hours in that office trying to get late fees off or incorrect charges. The office assistant is no help either. Stay far away from here. Do not move to Ramblewood East, unless you feel like paying over 300 a month and dealing with all the crazy people that live in there. I wish I had known all of this before I moved in.

I understand how you feel and I am one hundred percent with you. The maintanaince fees are too high for a place like this. I know about all the upkeep, or lack there of, and I can confirm your statements are true. One day coming from home I found my internet sevice and television cable service cut off, so I called the cable company to report an outage only to find out it was at the request of the association. The only problem was that I was paying for the internet service myself.

After four hours of back and fourth with the cable company they sent a technician to see why my internet service was not working only to find out the following:  The maintance guys for the association decided just to pull of the cable on the main internet switch, cutting the service that I was paying for and also proceeded to place their own locks on the place leaving me with no tv or internet.

Not only that, but the maintanance fees owed to them  were  from four months ago. I had sent the checks, but they must have lost them, and they sent me to collections four months later without even contacting me with a letter or a phone call in over 3 months. My credit is very important to me, and they have ruined it because of their incomptence in handling fees. I guess I physically have to go to the office and take them to the bank to cash the checks so this does not happen again?

But really we are only residents and they have an attourney who they said I could only deal with because they could not talk to me directly. This is just bullying, and people should hear from cases like these before they make a decision on where to buy their homes. I wish I would have known this, and I would have never moved to a place like this. It is very frustrating to be in this situation, when a power hungry machine can do whatever they feel like against their own residents.

When I wrote the rebuttal, that is what I was told, maybe someone owed back fees.  However, 350+ dollars a month on a condo worth between $25,000 and $40,000 is still atrocious.  That is more than the mortgage would cost.  It isn't even guard gated.  My initial issue wasn't just the fees anyways, it had to do with the incompetence in bookkeeping.  I lived there for 18 months and had to go three times to the office to show the cleared check along with the date I paid, in order to get the late fee cleared...again.  They even hit me with an estoppel at my closing.  I was in college and working full time and didn't have the time to play the "why is my bill f-ed up again" game.  I am glad you like living there and I wish you the best.  I do hope another hurricane doesn't come through.  I just want to reiterate that the condo association sent me a certified threat/lawyer letter that they were going to sue me for 1,000,000 dollars for posting the initial post on this page, unless I removed it.  Once again, not really playing fair is it?  It did get me to pursue my legal degree though so I know when I do and don't have to put up with such threats.

While I agree that Ramblewood East could use some business acumen, the complainant's assertion of  constant assessments and fees over $500 is blatantly untrue.

I am also a resident of the condo, and have lived there nine years.  We have not had an assessment since shortly past Hurricane Wilma.  And the maintenance fees have NOT increased in the past three years.  In fact, I pay one of the two highest maintenance fees and my fees have only been $362 for the past three years.  The increases in fees prior to that were $20 here and $20 there.  We vote to waive reserves to keep the maintenance from increasing to the amounts described by the poster in her second post dated 12/11.

So, I forgot to update this years ago, but after posting the below report, Ramblewood had their attorney send me a certified letter.  The letter stated that if I did not take this posting down, I would be sued for 1 million dollars.  It was the funniest thing I had ever read.  I called the attorney to ask him if this was serious.  He said that it wasn't a laughing matter and if I did not take down my slanderous posting he would see me in court.  1. Everything listed below was truthful.  2. I predicted accurately how piss poor the association was run because now the fees are up to $500 a unit. 

Well 6 years later and no further contact from the attorney proves that Ramblewood is not only a terrible association but liars also.
