In five years Ramblewood East Condo Assoc has gone from maintenance fees of $200 per month PLUS a special assessment on each and every unit of over $500 per month as of 2009. The Board of Directors, these invisible individuals who talk to no one, decided it would be best not to have a special assessment this year but just increase the HOA fees for every unit. There are four sections in Ramblewood and for a 2 bedroom unit in an unkept develpment with poor landscaping, dirty pools, horrible garbage collection now pay $529.00 for the North section.
The units have devalued to half of what they were selling for 5 years ago and for a new buyer the HOA fees will be higher than the mortgage. to make matters worse fewer people are paying because they are losing their homes due to the HOA fees which make them go up even more.
I'll be out soon myself!

What To Do?

They're trying to keep the values of the properties UP by increasing the CAM charges, but with more people "bailing" those who are staying have to pay more. If they don't, the place looks worse AND propetry values will decrease. Those who don't pay will have a lien attached to their homes, so they can't sell them without paying off the lien. Catch-22. What are you gonna do?
