Safeguard Properties, Northstar Mortgage and Western Litigation pond scum Richardson Texas

Horror story, I work construction and I am on the road for months at a time. I had been gone for several months and I keep a rent lake house in Conway Arkansas. My rent is fully paid and I'm good with my lease. In June of 2017 I get a call from my brother stating that something was going on at my home. I left a $3000 week job and drove to Arkansas to check on my property. Upon arrival I noticed my front door locks were gone and a key box was replaced on one lower door knob. There were stickers on the door stating that the property was abandoned and to get entry I must contact Safeguard Properties. I then noticed that all of my outside property was missing including 5 barrels, water hose, lawn tools, truck tonneau cover and BBQ grill, chairs and numerous other items. According to the sticked the property was deemed abandoned.

At that point I called Safeguard properties and was told that the properety was abandoned which it clearly was not. I was told that I had to contact my landlord and have them call the mortagage company to gain access to my home. I did just that and awaited them to contact me back. While waiting I was looking at the lock box and found out that it was not locked. I retreved the keys and entered my property. What I found inside was appalling. My kitchen window was broken out, my AC unit was in the living room floor and broken, my fridge was empty closed and molding because they turned off utilties. My bathroom products were thrown on the floor, water faucet was broken, water pipe broken, window blinds broken, lamp broken. Numerous items were stolen and it that was not enough my wifes ashes (urn) they broke the seal on and opened it and lost some of her ashes which were on the floor and curtin, they also opened her cats urn and damaged it. They stole my family heirlooms from my father and my wife. I had to stay in a motel for two days during repairs on the property because I had no water due to damages. It took me a week to fix all of the property to where I could leave again. To this day I'm still collecting my wifes ashes from the floor and curtin.

During this time I was in contact with Safguard Properties and my landlords who claim the property was not in forclosure which I beleive. Northstar Mortgage and Safeguard properties apolagized for the damages and what happened to me and my property. I wrote up a list of damaged, took photos and videos of everything and sent it to them. Not long after Western Litigation got involved, they said becaues I had little to no receipts that they would offer only $1800 which would put me in the hole thousands of dollars in losses. I explained to them that I have had many of my items for decades or they were given to me. But I still need to replace the items which I have physical proof of and that I had lost a weeks wages at $3000 plus the cleanup and repair of my home. The replacement of numerous items that have been replaced and items that still need to be replaced. That not including the cleanup of my wifes ashes and reinterment when the ashes are finally cleaned up. and the repair of her cats urn. Thats not including my time and labor and thats not including punitive and compensatory damages for their bad act.

During the next several months Western Litigation and I argured over the amount. Their attorney claimed that nothing like this has ever happened like this. Clearly that was a lie, Safeguard has been involved in numerous suits showing the exact patten of entry, abuse and thefts just like mine that have gone back for years. But they continue the same abuses in the exact same way. Western Litigation finally agreed to pay $5000 to settle the claim against Safeguard and would pass the information over to me for the inspector and Northstar Mortgage for me to sue them. Shortly afterwards Western Litigation contacted me and informed me that Northstar mortgage and the inspector were their clients and that the settlement would be $5000 for all three defendants, and that was final. I told Western Litigation no, and told her that I would settle for $7500 for all three defendants and informed them that that was final. I also informed them that I was aware about Safeguards practices and how offen they were sued. Not long after I received a text from Western Litigation that was by legal standards "Felony Coercion" (to expose a person to, hatred. contempt, or ridicule)(to harm credit or business repute of any person). It was hard to beleive how low these people wouls sink to cover up their bad acts and not attempt to correct or compensate for those act. There response is to low ball or coerce the innocent. Sad little companies and firms they are. Since the illegal action I have broken off contact with Western Litigation and filed a bar complaint for felony coercion againt their attorney.
