I just received a certified letter from Vanderbilt. It says that I am in default of the terms of the contract, but I am only one month late as of yesterday. Vanderbilt says that the full amount of my contract is due now, which is $21,000! I cannot afford to pay this amount up-front, and don't intend to. Vanderbilt has harrassed my wife and me from the get-go, every since our account was sold to them from Mobile Consultants, a.k.a. First Merit Bank of Akron, Ohio. If we were one day late with a payment, they would be calling us from daylight to dark. I swear, this is the most unprofessional mortgage company in the United States. I swear, if I had known what a rip-off company this is, I would have refinanced my mobile home as soon as I found out that Vanderbilt was going to be my mortgage company. If any attorney or consumer group reads this, I need advice, please. I don't want to lose my home over one month's payment.

First, this type of loan is not foreclosed - it is done by repossession/replevin - very expensive proposition. If you want out from under it - quit paying and save your money - start looking for another place to move - once moved, file bankruptcy and scrap Vanderbilt.
If you do this make sure to notify your auditor's office, just incase Vanderbilt does not put the manufactured home in their name and leave you stuck with a delinquent tax bill.
Vanderbilt has tendency to just list themselves as a lien replacement - and shame on them!

We are in the same boat you are. We received a letter saying our loan was about to default if we didn't basically catch up, we did this and then November 20, we received a letter saying we had defaulted on our loan and they were accelerating our loan and the total amount was due in 5 days! They had wrong info on the papers like what the model of our home was. I have sent numerous emails to them via their website and they do not respond, even though it says they will within 2 business days. We have been sending in our payments like we are supposed to and they keep returning them, saying they are acknowledged but they are not cashed. If anyone has any advice for us, please let us all know. BTW-we are in contact with several people to refinance.

Stay away from HFC and Beneficial though. They are the most unscrupulous jabronies in the finance game. Talk to your bank or credit union and start getting it done. I'll assume the wheels are off and the home bricked in since you say it's a mortgage. Good luck.
