Over the last five years that we've been here, it hasn't been a great neighborhood but it was okay and is just inside the border of a really good school district.  What was previously ARC Communities is now Yes! Communities and it is getting worse by the day!!  Nothing gets done, water bills are through the roof ($160-$180 p/mo), complaints fall on deaf-ears and the police may as well set up a permanent station because they're in here several times a day.

Most of the long time tenants (property owners just paying lot rent, have pulled their houses out of here; one family just abandoned the house they've paid on for 6 years because they couldn't sell it and they didn't want their kids in this park one more day!  There are so many empty homes and lots right now, this place is becoming a ghost town, which doesn't help the crime rate in here!! 

The kind of people they are allowing into this community are shady at best. People are lurking around all hours of the night, loud music, loud cars and the background check is a joke! They check the person that signs the lease, but after that they do not concern themselves with who actually lives in the home (or how many people are moving in there). Some of these 2 bedroom trailors have 6-8 people living in them! 

Our 2nd year here, a guy moved in here from out of state. We had become friends with him and he seemed like a good guy that was just down on his luck.  After all, he had to be okay because he passed the background check to get in here, right? Turned out, he had 2 felony convictions and was living here under an alias due to a warrant for his arrest in another state!! His Mom had signed the lease long-distance for him and they approved the rental based on her background check even though she never lived here one day.   A year later, he was arrested (under one of his aliases) and skipped town. We never heard from him again. One of his friends took the house over but ended up getting evicted 4 months later...The house still sits empty to this day!!!

When I asked the manager about all of this on many different occassions, I was told they had no way of following up on any of these things and if I had a problem with a neighbor I should call the cops... Rediculous!!! Bottom line here is, as long as they make money and keep their quotas up enough to keep their jobs, to hell with everything else. There's no accountability here at all!! Corporate cares even less. They deflect back to management and the circle-jerk continues!!!

We are currently trying to save enough money to pull our house outta here as soon as possible and I wouldn't wish this place on my worse enemy!!!

YES! Communities strives to deliver excellent customer service to maintain loyal, happy residents. That being said Oakwood Forest has had several community managers in the past year, but YES! Communities has recently found an excellent community manager that will uphold a high standard of living for the residents of Oakwood Forest. Our current community management is working diligently to clean up the community both visually and operationally. Improving the community cannot be completed in a day, but YES! Communities is working hard to have the community restored within the coming months. YES! Communities does perform thorough background checks on all residents, renter and homeowners, over the age of 18. The eviction described is part of Oakwood Forest’s cleaning process, The new Oakwood Forest community management makes an effort to watch and evaluate water bills and they do investigate all suspiciously high water bills and take action to correct and adjust when needed. YES! Communities #1 priority is residents- both current and potential. We want happy, loyal residents that bring a sense of community to Oakwood Forest.
