I have a similar case as yours dealing with Wilshire Holding Group. When my ex wife and I deeded our house in Bakersfield, CA to Wilshire Holding Group, we were still being harassed by the lender Wells Fargo Bank and the house went into foreclosure.  The problem was not the bank, it is Stuart Vener, owner of Wilshire Holding Group.  This person is a scammer.  He led us to beleive that he would assume our loan of $232,230 for a fee of $2300 and would take over the house within one week time and they would deal with the lender.  We had the house under short sale and we were getting offers from serious buyers.  Mr Vener had convinced me that waiting on the short sale would take 6 months to a year and wilshire would take over the house within a week and it would be theirs.  He told me that they would sell the house since it is in short sale and asked me to have the listing broker Guardian Realty contact Wilshre to help them sell the house.  Nothing had changed and the bank was on our case all the time, becuse Wishire did not do anything in our case and the house went into foreclosure.  I end up getting 1099C and 1099A under my SS# from Wells Fargo. I contacted Wells Fargo asking them if there is anyone other than myself and ex wife assumed the balance on the house.  They informed me that no one had assumed the balance on the house and my ex wife and I were the only one assumed and resposibble for the remaining balance.  Mr vener has refused to refund my money when I contact him.  He scammed me with $2300, damaged my credit & my ex wife credit, and put us through allot of pain dealing with the lender and the forclouser process.I will be taking a legal action soon a gainst Mr Vener, owner of Wilshire Holding.  Please contact me at 805-550-2011 if you have any question.  There is more to tell about this scammer.  I would like to file a class action suite against this person and his fake practice.  Jed

I read your report on Bank of America failing to upsdate your credit after your quit claim deed to Wilshire Holding and I have to tell you that it is not BOA that has wronged you because I also have been scamed by Wilshire and Stuart Vener (google in the name of Stuart Vener on Rip Off Reports and see his other fraudulent company).  Wilshire can not deliever what they promise on their website. They will not take the financial responsibility of the loan because it can not be assumed legally without a written assumption of note from the lender.  Wilshire knows this. Your credit will be damaged and not repairable.  Wilshire knows this.  They will not attempt to short sale your home, no matter what they say.  They take your money, then your home, let it foreclose and go to the next victim.  Their promises and guarentees are worthless as is their Holding company, that has never assumed any debt of any client.   The Bank is under no obligation to forgive your debt and not seek you for the proceeds of the sale.  Wilshire knows this. You need to contact the Attorney General and the BBB to stop Stuart Vener and Wilshire ASAP.  This is what I have done.  Sorry, but the blame is totally on Stuart Vener and WIlshire Holding.  Good Luck.
