1. Aggressive sales techique to push buyer into signing contracts.

2. Poor communication skills and processes, followed by aggressive demands for compliance from buyers. Absent managment followup with complaints; shadow figures who stay out of the way for some reason.

3. Relisting excessively of properties which do not have buyer interest. Check on Tulia or Zillow. com to determine the asking price on the property address; any sale price on these sites will match Hubzu wihtin a couple thousand dollars.

4. Hubzu or sellers bidding against buyers on their website; misleading sales.

5. Willingness to have their attorney represent the buyer in closing of sale; highly unethical and high risk for Hubzu.

6. "Buyers Premium" charged to you which can be excessive in comparison to sale price; for instance 2k on a 40k property is 5%.

7. Any savings isn't worth the risk of buying a property that is incumbered, tied into, high risk loans, taxes, property damages, tenant obligations and contractual obligations beyond the norm.

These are simply my opinions based on my experience and judgement with this company. Use your own judgement and go slow with the process; always have an attorney review the contract, obtain good title insurance, and never buy where tenants occupy or site unseen. Good luck out there.
