Janian and Associates Armen Janian Dishonest Ripoffs, NO Customer service Glendale, California

I was initially contacted by Sal Smith early June 2010, he claims Janian & Associates would:
1) Supeona lender for closing documents and do a Forensic Audit to find violations - Lie, they never did this.
2) Send Cease and Desist letter to freeze up any negative actions against you. - This is not what a cease & desist letter does, it only keeps the bank from harassing you.
3) Claims to deal with the loss litigation department(lenders councel) - Lie, they deal with a person from the call center.
Everything that he said sounded wonderful, so I decided to hire them to act on my behalf since I had been trying directly with Wachovia for over a year to obtain a loan modification, and was told I did not qualify.
All the necessary documents were overnighted to Janian & Assoc. on 6/30/10.
As of 9/20/10 the only thing they did was send a Cease & Desist Letter, and the authorization letter to act on my behalf.
My phone calls are never returned, and when I do get in contact with Jacob, he claims that the modification is in review.
This past week I had found out that my house is in forclosure, I am only 3 months behind, and I was not behind in the payments when I started in June.
I called Wachovia on 9/13/10 to see what was going on and they never received any modification documents.
Jacob at Janian apparently faxed them to an incorrect # and never followed up on them. He claimed that he follows up with the lender every 10 days...Lie, if that was the truth, he would have found out 3 months ago that the bank did not have any documents.
9/13/10 the documents were faxed to the bank again..Wachovia claims that the documents were all BLANK...
As of 9/20/10 Jacob has not followed up with Wachovia to verify that they indeed received the documents.
I have been trying to call Janian & Associates since 9/15/10 and have been told that someone will get back to me...Nothing.
I actually received a call from the attorney himself, Armen Janian on 9/14/10 and he claimed he would look into my problem and call me back later that afternoon, or the next day...Neither happened.
I have called him & left 3 messages on his machine and still no return.
This company has taken me for $2200 , and I want it returned.
I do not want to lose my house, and this company has done nothing to prevent it, they have just added to my misfortune.
Do not deal with this company, no matter how good it sounds, they are PRO's at playing on your misfortune and have no heart..
