My husband and I are trying to move back to Texas from California. We saw all these different ads for rental properties with a rent to own option. Our credit isn't great and all of the ads talked about how they will work with you and to beware of scams about paying for something before you see it. Being as we're still living in California, we can only go based off what the pictures look like online and what we're told over the phone so it sounded pretty good when Khos told us it would be $65 for an application fee and $250 for half of the deposit to take it off the market if we were approved, which he said we had a 95% chance of. The $65 would be non-refundable and the $250 we could get back, or so we thought.

We went through with it and sent Khos the money because we were so excited about the house. He made it sound really appealing and gave us the number of one of his property managers so he could tell us more details about the house. He told us the house had broken windows, some doors needed to be replaced, the carpet was dirty, and some cabinets needed to be replaced and there were zero appliances in it; a lot more than "fixer-up-er" to say the least, especially for a rental property. All weekend, Khos gave us the run around about how we weren't approved with our credit and he wasn't sure what we would have to pay just yet. 

We saw previous reports on this website about him and figured we should give him the benefit of the doubt. I also tried searching through the internet because I had a creepy feeling about him. On the Google search, there is an option for "more results from peramrealty.com" and it lists content from his website. Sure enough, CREEPER ALERT! "Katherine Narducci breasts", "Tess Taylor Arlington having sex" "Katie Featherston nude" are just a few of the titles that pop up from his website. Some realty agency...

I told my husband about what I found and we got tired of waiting for his approval about a house that was far worse than we expected. We called him Monday morning to tell him to forget about it and we just wanted the $250 back. He refused to give us back the money because we were approved for the property and that the only way we could have the money back is if we didn't get approved, which he didn't mention before. Now he's $250 richer and we are stuck in California.
