To whom this may concern,

I have the same problems with my heat that I have been having since I emailed Morgan Properties. This was supposed to be an urgent matter and I was told that by LaCole Gadson (the property manager) that she wanted me to be happy here at Richland Terrace, but I am still not happy here. Like I stated before to LaCole, in the daytime when Dependable Electrical Company comes to my apartment, my heat may appear to be working fine.

At night it is never warm and I have to raise the heat higher than normal to get my apartment to room temperature. She came out to my apartment in the day, and said that it was working properly. If I had never lived in a house with central heat, I may not have known how it is supposed to feel, but I have. It is not like I live in a loft, I live in a single level garden apartment. Also, this is also a safety issue. I am supposed to feel safe where I live, but at Richland Terrace that is not the case.

My neighbors, who lived behind me in 16 G, got their door kicked in and a few months prior people across from me were robbed. Since I have been living here, I have been getting strange men come to my door for the wrong person during the day and night. This has happen one time to many for me to take it as a mistake. I do not feel safe here at all. Some pizza places do not deliver after a certain time and others do not deliver here at all. Everyday literally I see or hear about some kind of commotion going on. I do want to wait until something happens, before I am able to move.

If I had known the type of neighborhood and business that Richland Terrace was operating, I would not have chosen Richland Terrace to be my place of residency. If it were as important to LaCole to resolve these issues like she portrayed them to be, she would have taken the time out to speak to me face and not email me. She takes the time out to issue eviction letter door to door, but did not take the time out to resolve an issue that was beyond my control.

As I have stated before in a previous letter, I am in school and work three jobs so I am very hard to catch up with, but there was not even an effort to show any concern (besides that email she sent to me to document to her boss and close friend Cathy (Regional manager) that you confronted these issues). I have even called the residence hotline and my phone call was never returned. Personally, I think that a professional person/business would not stop until they have made their tenant satisfied.

It seems to me that after 5:00pm she does not have any worries, because she does not live here. If Richland Terrace is not good enough for your employees, what makes it good enough for anyone else? This letter is not to question LaCole's professionalism, but a cry for help.

All I ask is for Richland Terrace to live up to their mission:

Am I eligible for this? If so, I would like to break my lease ASAP. I do not want to be responsible for any early termination fee or anything that would go on my credit report stating that I forfeited my contract with Richland Terrace. I have addressed these issues one to many times, and as far as I am concerned nothing has been done. From the time I moved in to Richland Terrace, my dishwashers have been broken, which I reported to the office. After I emailed Morgan Properties on February 10th, I received an email from LaCole stating that my dishwasher will be installed on the following Friday. Six months had passed and it ONLY took a letter to the Morgan Properties to get thing done.

That is not Exceptional Service.

Satisfaction Guarantee As a resident of Morgan Properties community, you are entitled to take advantage of our Satisfaction Guarantee. If for any reason, you are not satisfied with your new home within in the first thirty (30) days, you may cancel the lease by providing a thirty (30) day written notice.

In the first thirty (30) days, a person is just getting settled, that is not enough time to see what you are getting yourself into. I gave Richland Terrace chance and I am not satisfied. To bad that it happen after the first thirty days. I still feel that I should be eligible because it has been way over thirty (30) days that I have been promised something that I just received.

I would rather pay more money to live elsewhere and be happy than to live herein misery and pay little or nothing. Please accept this as a request to break my lease AS SOON AS POSSIBLE. Since there has been no attempt to resolve these matters concerning my personal safety here at Richland Terrace, my next attempt will be to consult other sources. Please handle this situation accordingly.

P.S. Because the letter I email to Morgan Properties on February 10, 2004, did not reach the right hands I will certify any mail and email a copy for my documentation.

A certify letter was sent to King Of Prussia, PA on Monday February 23, 2004. Sunday, February 22, I scheduled an appointment with LaCole to address these issues. The meeting was scheduled for Monday, February 23rd at 5:15. I left work early to get there on time and I was told that LaCole had a hair appointment and did not show. Again, on Thursday, February 26, 2004, I called to speak with LaCole and was told that she was in a meeting with the regional manager Cathy.

I decided to come down there to speak with them both and was totally disrespected. I stayed calm and when I addressed to them both that I knew they were best friends Cathy got very offended and called the police, because she wanted me to leave. This matter is beginning to get way out of hand. Please Address this matter immediately. I plan to file a suit in civil court if theses issues are not addressed ASAP.

Don't be fooled

Morgan Properties took over a property I live in and our maintenance issues are failure to maintain the gutters, black mold, insect infestations, drugs, people fighting (domestic violence) in at least 2 different apartments and it only gets worse.

The apartment switched to Section 8 about 18 months ago and I only found out when I was looking on-line to see if other tenants were having issues. So essentially, I am paying premium $1,000 for a 630 sq. ft. 1 bedroom and they refuse to maintain even the basic lighting on the walkways.

When I met with the building inspector and department of health, they unfortunately found in my favor. That's when they tried to hit me with an illegal eviction notice. I went to court and the judge found in my favor and ordered a partial rent reimbursment. Their failure to notify me of the Section 8 change and adjusting the rent in compliance with some Section 8 laws got them in a lot of trouble.

Even though the court order is in my favor, the rent was not adjusted. When I pursued it, someone entered my apartment and slashed my sofa and bed. The police did not detect a break in and feel that it was someone who worked there.

IMHO, probably the property manager. I am just moving out and suing for damages.

If you are low income, don't be fooled, they cost you a lot of money.

I did not refuse anything because I was never offered anything!!

I am the person who made the Rip Off Report. I was unable to update my report so this was the only was I could defend what Kathy wrote. Kathy is the lady who responded and also is the person who refused to release me from my lease. The first day I ever spoke with her was not scheduled at all.

I called the office one cold morning to speak with someone about my heat and the property manager and the regional manager (Kathy) were in a meeting. I felt that this was my only chance to speak with someone in person, over the property manager. I was told that Kathy and LaCole were best friends and when I illustrated I was aware of that she was totally ticked off and called the cops because I would not leave.

She kept asking how did I know & that I did not know that. I was neither rude nor disrespectful to either of ladies. When the cop came to the office, she spoke to me and said I need to go to court because she is going through the same thing with Richland Terrace.

I followed her advice and did so. Since then I LaCole was forced to resign and Richland Terrace due to her unprofessional ways. If she was doing her job correctly, may have still been working for Morgan Properties. Richland Terrace seems to have better management as far as the property manager.

Since I moved in Richland Terrace ther has been so many new faces in the office. I Richland terrace can not keep the same employees for a long period of time then, that is exactly why they can not keep the same tenants for a long period of time.

I was given a court date for the 23rd of June and Kathy said that she could not make it in court until after the 28th of June, so it was rescheduled. My lease is up in July and that defeats the purpose of going to court to be released from my lease when it will soon be expiring.

I was only asking for the money back for my electric bills during the time when it was outrageously priced. Now since I have to wait this long I am asking for every penny that I can get from all that I went through. Living there has unconvinced me in so many ways.

They say good thing come to those who wait and I'll do just that.

Morgan Properties prides itself on providing exceptional service to all residents. Each time a request was submitted the management and maintenance responded promptly. The heater and vents were checked on several different occassions. Each time the heat blowing from the vents registered the temperature the thermostat was set on. Management asked this resident to accompany them to the apartment in order for her to view the temperature blowing from the vents. This resident refused. We certainly want this resident, as well as, all the residents with Morgan Properties to be comfortable and enjoy their home.
