I have purchased a home thats in the process of being built by Ryan Homes. Ryan requires that a company named L&L Carpets be used for flooring upgrades. Which is fine and I assumed that I was instructed to use their referal to receivet contractor pricing.
I asked for an upgrade for carpet and it was a little over the top but we said fine...we also requested a bamboo floor in the family room and were told that they would check on pricing and let us know...instead, they sent a contract for 10,000.00 to Ryan to be added to the mortgage. Their bid for the bamboo flooring alone was $7580.00 for 395 sq. ft.
I had already gotten four prior bids from other companies when we were thinking about adding flooring down the road. When we went to L&L to check on the carpet upgrade we were told that if we purchased the bamboo flooring from them before the closing we would get a rebate on the standard carpet to be installed, have the job done before closing and be able to add the cost onto the mortgage. The up side is that we would not have to rip the original carpet up and be forced to put the foor down after the move in.

I had however, gotten retail bids for premium grade flooring and installation. The highest bid was around 3000.00 and the average of the other three was 2500.00.
So L&L plans to charge us 7500.00 + including the rebate on the standard carpet. Their price according to the other bids should have been 2500.00 or less with contracotr prices and less the rebate on the carpet.
SO, they intend to charge us the retail cost and installation, with no rebate for carpet and just for good measure, an extra $5000.00. And, were forced to use these people in order to finance it in with the mortgage....if this is not illegal..it should be.
Im sure some people will say "well you dont have to use them" and thats true...but the perks on building a house is to get what you want with the benefit of your contractors discounts and to be able to have the work done to your specifications saving hassels later...Otherwise you buy a pre existing home and have to change it when you move in.
What a rip off..I am copmplaing to RYAN and I expect them to rectify it...so we shall see.

The Ryan Homes upgrades scam

Ryan Homes fooled us on the upgrade carpet too, and many others have fallen for these various extras. In our case we later found the carpet upgrade was the exact same carpet they were going to put in anyway, they just raised the price to make you think you got something better. Some of the better salespeople warn you of their schemes, but that's rare. We found out the scheme only after shoddy construction led to 40,000 dollars worth of "uncovered" repairs. All our upgrades were in fact, near bottom of the line materials.

If you really want custom or nice things, Ryan Homes was a mistake to begin with. If you expected fair honest people, again, wrong company for such expectations. They have multiple variations rip-off schemes, like bad car dealers, and not just on upgrades. If you get past one scheme they'll just get you some place else. Pretty much all the big builders do it, so it seems to make it okay.

"That doesn't include the cost of removing and disposing of the existing floor" IF they are putting down the bamboo in a new house, THERE IS no old flooring to remove and dispose of. On top of that, they'll be paying for the floor for the next 30 years, including interest. It's a rip. Take the discount for no flooring and have it installed yourself. Been there, done that.

This is in response to the letter that L&L Flooring is "ripping off" the customers of Ryan Homes.

The author talked about how they were being taken advantage of because L&L was jacking up the price for their bamboo flooring. I can tell you from experience and being in the industry, if someone can install 400sq ft of quality bamboo flooring for $2000, THEY are ripping you off. Bamboo is expensive, period! Also, take a closer look. I am willing to bet that does not include the cost of removing and disposal of existing flooring.

Don't get me wrong, $7,000 is not a bargin by any means. And yes, they probably do take advantage of the fact you'd like to roll it in to your mortgage. But thats just it, you are looking to take advantage of the benefit of rolling it into your mortgage. So to say it "should be illegal" that they won't give you a competitive price to roll it in is just ridiculous. You're looking for the advantage and they wont give it to you. I dont blame them. They hold all the good cards. The nice thing is you get the choice. You dont have to use them. I sincerely hope that if you do go with them that you do not continue to complain. Anyone who knowingly makes that choice and then says they were taken advantage of just looks kind of silly. Best of Luck!
