I have a friend, who moved here from Florida and he needed a place to stay, so he booked a room at Value Place Kansas City the one near Stadium Drive. They had a sign up that said, they were having a special for at $699 for the first month, by the time they added on some ridiculous fees he ended up paying about $850. They told him after 30 days, it would go down, and it did to $721, but their month ended every 28 days, which was even more ridiculous because some months have 30 to 31 days, so that means you are paying more for less days, in my opinion. Anyway, this is the third month and his rent was due yesterday, which would have been his 28th day, but because he didn't pay his rent by 11 am, he was charged a $56 late fee, that's even more ridiculous, its not the next day, until after 12am. I shouldnt have mattered if he paid it at 11am or 11pm as long as he paid it, the day it was due. They are just trying to get more money out of him and there should be some way he could report them, but its not, you have to feel out some kind of online form and then they email you back, there is no customer service number. I thought this was a pretty nice hotel, but after all he's been through, they will never have to worry about me setting foot in their business, even for on night and I am going to help him, run as fast as he can away from this place. I would suggest anyone else reading this, should do the same. This company is ripping people off, and its doesnt matter who or how old you are, I think they should be reported to the BBB, this is ridiculous. Oh and his rent this month was $723 but just a month ago it was $2 dollars less. Sounds like to me that they are making up their own charges and constantly ripping people off.

For your information, he was not informed of the payment having to be do by 11am at all, I was there when he checked in, and I heard everything he was told and yes there were fees, he had to pay for the first month but that still doesn't explain why it was $721 the second month and the it went up $2 more the third month extended stay or not. So, your saying its okay if every month it goes up $2, its okay, not to me and you know if your rent went up every month you would not be a happy person, so stop trying to justify the fact that they were wrong and if you've checked in not the only one out here with complaints about Value Place, so I see he's not the only one being screwed. If you don't like what I have to say, do the same thing you told me, go somewhere else and comment, stay off of this post. Also, if you don't know the reason behind him staying there, you should keep they stay with you comment to yourself as well. Thank you so ver much for your hospitality.

You failed to mention a few things.

First of all this place he is staying is an Extended Stay hotel NOT an apartment.  There are different rules that apply to hotels than apartments. 

One is that the room will be subject to taxes and fees that he would not have if he was in an apartment.  They acutally charge by the week so yes a "month" would be 4 weeks or 28 days, as his rate is based per night. 

When he originally stayed there he was made aware of all of the rules, including when the the money was due.  Now, if he actually read the rules or not is another matter.  Most likely the 11AM time is their normal "checkoout time".

Then finally he is under NO obligation to continue to stay there.  Instead of paying his "rent" by 11AM he could check out by 11AM and go someplace else..perhaps your place.
