This company is a really uncaring piece of crap, they talk bout family housing the only thing they think of is itself, we had fell behind last year after my wife posted her job and I told one of the staff and she seemed really concerned and said just pay what you can for now ,so that went on for two months and I was going to use my check on the 16th to pay it off but they hired a area manger who said no and gave us an eviction notice, I ask her how much she told me I was like an hundred dollars short and she said no need it all, so for three more months I beg for us to stay cause we have three small kids . finally the area manger agreed to take it,that was in November of 2013 and wife went back to work we are doing good again, so here we are in March we have been on time, I come home from a 14 hour work day and there is a 90 day we have to move out your lease has been terminated , I call and asked them why she say's no reason WS decided to terminate  lot of leases it is a business deal. I thought to myself these people have no heart or compassion, before then things started falling apart in the house call the maintenance hotline they come out and fix it not completely half do everything and then two weeks later we get a bill and lately WS owe for things we have no idea of what for, this company is a ripoff bad customer service and corporate greed they don't care bout the working family , so now we have to move and I think people need to boycott this place it is a scam and the house s are really poorly built

To be honest Ron, get out as soon as possible. Waypoint Homes is most likely the worst renter on earth. They are crooks who try to intimidate their tennets by giving them eviction notices. I've been given two eviction notices when I make all of my payments on time. From an outside prespective, the company (and their homes) seem nice and not shady. I moved into my house in November whilst it was 30 degree temperature outside. The heater was malfunctioning, and it took them 2 months of me contacting them to actually pick up the phone. Their houses are cheaply made and the appliances are the cheapest on the market. My current renting house has flaking paint and windows that let cold and hot air out. The crown molding is now detachimg from the walls and I have to assume that they are going to charge me a ridulous amount of money for their faults. It is now 90 degrees outside with you know it... A broken air conditioner. Never used it. It's been two weeks and they still haven't fixed the problem. For the chap who is trying to defend Waypoint homes? He has no idea what he's talking about. Renter beware, they are crooks and they don't care about the tennent. I am currently contacting my lawyer to get out of my lease

No Reason?

It sounds like they have a very valid reason...your payment history.  Perhaps they are tired of having their apartments looking so bad and are working on getting reliable tenants.

But if this place is so bad why are you upset about being asked to leave?  The way you wrote them it sounds like you would be estatic and wouldn't even wait the 90 days they are giving you to find a new place.  Perhaps the next place you find will be more "charitable" in their dealing with you and accepting your rent in the amounts and dates you figure.

As for terminating your lease,  one more thing to think about.  If you say this place is in bad shape, what does it take to repair things...MONEY.  Now how does a landlord get their money?  By people paying rent.  Now, if they let people go months without paying they don't get this money when they think they will.  When they don't get this money they don't have money for repairs.  Do you see the relationship?
