When I bought my Home in 2004, it appraised at 105K. I put it on the market in June of 2005 for 108K. In October of 2005 it almost sold, but appraised at 103K. The couple could not come up with the down payment. Well I had another couple interested in it and we went all the way to the day after it was supposed to close and found out the VA appraiser valued it at 88K which is 1k less than I paid for it. I got a hold of the initial appraisel and compared it to the VA. I found many mistakes. He has my acres as 1.66 when I really have 3.13Acres. In the county records, my property is in two pages one for the lot with the house and the vacant lot in back for the horse pasture. On his report it looks like he only appraised the house on just the one lot, which would explain why he came out so low. He did not add the value of my other lot. As a result I lost my buyer. I did call today and left a message. What are my rights and has this happened to anyone else?

I got ahold of the first appraiser and her report. I compared both reports and found several mistakes on the appraisel that I reported. He did not look up the second parcel of land and put the wrong acreage. I did try to call him twice and left messages both times. Still no response. I did get a good phone call from my realtor, she talked to the lender of the buyer's and she too agreed that the appraisel looked wrong and reported that to the underwriters. I'm hoping to hear back on Monday. The appraiser in his report only made reference to the one parcel that my house was on, so not referencing the other parcel would make sense with the low value.

Appraisal complaints can be filed with your State appraisal board. But you need to find out which appraiser really made the mistake.

If I understand right your home might be situated on one parcel and your horse pasture is on a seperate parcel. If that is the case it sounds like the first appraiser made the mistake and the second appraiser reported the correct acreage.

I understand that you could be selling the two parcels together but that means the appraiser would have to appraise your property 'subject to' combining the two parcels.

Before you file any complaints try and contact both appraisers and ask why they reported the acreage as they did.
