I received a "Pre-Approved" offer in the mail and read it thoroughly.  I hesitated for about a week, because I just HATE applying for a mortgage (or any kind of loan).  When I called, I was very upfront about or financial situation -- income, debts, etc. -- and I was told what documents to send in for review to determine if my husband and I would qualify to refinance our mortgage and have some cash out to help my girls (who both work and go to school) to get cars.

I sent in everything I was instructed to send, and then some, to show our income, debts, and payment history.  I even paid for the appraisal ($500.00).  I got a call the next day and was told, "Yes!  You qualify.  All we need is to have your insurance company to send in a DEC page, get the appraisal in, and we should be able to close in a day or two."  So, I had the insurance company email in a copy of the DEC page.  The appraiser came by the next day.  Two days later, I had heard nothing.  So, I sent an email, as well as an updated paycheck stub for my husband and myself, since we'd been paid since the last submission.  Still nothing.  

Then, about a week later, I got a call that we didn't qualify after all, but we that we were approved for loan in a lower amount, if we were interested.  OR, based on what we had submtited and been approved for under Sallie Mae, we would qualify for the higher amount under a FHA loan.  And all we needed was to have the appraisal converted to an FHA appraisal.  We decided to go for it, because the full loan we'd requested would pay off EVERYTHING I owe, get the girls a car each, and lower the interest rate on the fist mortage.   Of course, in order to do that, we had to finish the rennovations we'd started and put flooring down in the kitchen and two baths.  (FHA won't accept an appraisal with unfinished floors!!)  It took us another  four days, but we worked day and rennovated at night, and got the floors in.  The appraiser came back out and took the updated photographs, sent in the updated appraisal, and a few days later, I got a call that we would be ready to close as soon as the application came back from the underwriter (AGAIN).  

 

THEN, after all this, Embrace said they didn't know we had a second mortgage with the Small Business Administration.  (It's acutally a disaster loan to repair damages caused by the 2015 flood).   Now, we're told, we could not qualify for FHA loan, UNLESS we could get the SBA to release their lien on the property until this loan was closed, and then they could reattach; that way, FHA would think we only owed the one loan and a first and second mortgage.  Well, that sounds an awful lot like fraud to me -- to tell the government that we don't owe a loan that both the government and we know we DO owe!!  The SBA would gladly subordinate, but not release the lien altogether.  

 

So, I said, "Nevermind that, then.  Let's just go back to the lower amount under Sallie Mae and close this thing so I can pay off (the $30,000-dollar) Chase mortage."  The response to that?  "You don't qualify for that loan."  What???  You told me specifically over the telephone that, "Or course you have the loan," when I asked you (Joe Veitch) directly, "Do we have this loan or not?"  You even placed a lienholder request with our homeowners insurance!!!!  WTF?  

 

So, I have now wasted over a month on something that wasn't going to happen in the first place.  It would not make me so angry if I hadn't been lied to from day one and then asked to commit fraud ... and my daughters are extrememly upset and disappointed at your lies and deciet.  All I can say is, Karma is a b*tch and I hope I get to be there when she knocks on your door.  You should have said from the start this was not going to happen.
