Homecomings Financial needs to be brought up on criminal charges, at least that is my opinion. We certainly did not go looking for them, our mortgage was sold to them, and my husband & I had no say in the matter.
In the past year, these sleeze balls have paid our taxes (wasn't that just NICE of them?)which increased our house payment by $274.00 per month. Yes, the taxes were in arrears, but we always pay them. (And they are going to continue to pay them each year!)
Now they have added their own insurance, and we have complete coverage. Always have had! We are SICK and TIRED of this bunch of money-grabbing, back-stabbing don't-know-what-they're-doing idiots! We don't have the finances to hire an attorney to fight this. We would be very interested in joining the Class Action Lawsuit against this incompetent bunch!
This is my first post (ever)so would appreciate any help and I hope to be of help to someone, also.

My mortgage was also sold to Homecommings, I got injured at work and was not getting paid after 3-4 months I started receiving pay and called Homecommings to ask about payment arrangements to get caught up on my mortgage. I told them I could pay double payments til I was completely caught up and their exact words were we want the full mortgage amount. They are not willing to help in any way and now I am going to lose my house. I recdeived a letter from them saying they sold their interest to a Balto LLC. in Utah and I cannot get ahold of them at all. Homecommings is worthless.

I AM SO GLAD TO HEAR THAT I AM NOT THE ONLY GOING THRU THIS MESS WITH HOMECOMINGS (BLOODSUCKING) FINANCIAL.
I HAVE BEEN FORCED TO FILE A BANKRUPTCY AND THEY ARE SAYING THAT HAVE RECEIVED PAYMENTS. THIS COMPANY SHOULD NOT BE ALLOWED TO SERVICE ANYTHING TO ANYONE ANYMORE.
THEY HAVE FORCED US TO OBTAIN THEIR HOMEOWNERS INSURANCE AT $1,500 A YEAR OR MONTH WHICHEVER IT STILL TO DARN HIGH AND ON TOP OF THAT THEY HAVE DECIDED TO PAY OUR REAL ESTATE TAXES AND SET UP AN ESCROW ACCOUNT LAST JUNE 2005. I BEGGED THEM WHEN I FIRST WAS TOLD THAT OUR LOAN WAS BOUGHT BY THEM TO ESCROW TAXES AND HOMEOWNERS INSURANCE AND THEY REFUSED.
NOW BECAUSE THEY DECIDED THAT THEY WANT TO I AM SUPPOSED TO BE ABLE TO READ AN ESCROW ANALYSIS TO DETERMINE THAT MY MONTHLY PAYMENTS HAVE GONE UP FROM $718 A MONTH TO $1129 WITH NO LETTER SENT EXPLAINING THIS. JUST A LETTER FROM THEIR LAWYER DATED FEB. 2006 REQUESTING THE COURT TO ALLOW THEM TO GET OUT OF THE BANKRUPTCY SAYINGTHAT WE HAVEN'T PAID PAYMENTS SINCE JUNE 2005.
IN REALITY WE HAVE MADE THE AMOUNT THAT THEY WANT US TO PAY THAT INCLUDES THE ADDITIONAL $400 A MONTH THAT WE WEREN'T NOTIFIED OF.
I WOULDN'T WANT MY WORST ENEMY TO HAVE TO DEAL WITH THEM. TAKING PAYMENTS SENT IN THAT YOU THINK IS GOING TOWARDS YOUR PRINCIPAL AND INTEREST TO PAY CORPORATE ADVANCES WHAT THE H**L IS A CORPORATE ADVANCE AND WHY DO THEY HAVE THEM A COUPLE OF TIMES A MONTH. YOU CAN'T GET A D**N THING PAID LIKE THAT.
SINCE 1999 OUR PRINCIPAL OF $75,950 OR SOMETHING LIKE THAT HAS ONLY GONE DOWN ABOUT $2,500 DOLLARS AND THIS WITH THEM RECEIVING MORTGAGE PAYMENTS BETWEEN $715 AND $800 A MONTH.
I DON'T KNOW WHAT THEY ARE DOING BUT YOUR RIGHT ALL THESE PEOPLE CAN'T BE AT FAULT. WHATEVER IT IS THEY ARE DOING I WISH ONE LAWYER SOMEONE WHERE WOULD HELP. ALL I WANT IS THE CHANCE TO PAY THE RIGHT AMOUNT THAT WAS AGREED UPON WHEN I SIGNED MY ORIGINAL MORTGAGE LOAN WITH A DIFFERENT COMPANY AND FOR MY PAYMENTS TO REMAIN THE SAME SINCE MY TWO YEAR ADJUSTABLE PERIOD HAS LONG BEEN OVER.
AND TO THE FLUNKY --- THERE ARE COMPANIES OUT THERE THAT TAKE ADVANTAGE OF THE ELDERLY, LOW INCOME, TROUBLED INCOME, AND PEOPLE DEALING WITH HARDSHIPS DUE TO CIRCUMSTANCES BEYOND THEIR CONTROL. SOME OF THESE PEOPLE HAVE BEEN IN THEIR HOMES FOR YEARS --- LIKE US WE HAVE LIVED IN THIS HOUSE SINCE 1970 --- I CERTAINLY HOPE THAT YOU DON'T HAVE THE MISFORTUNE TO HAVE TO DEAL WITH A COMPANY LIKE THIS.

I have NEVER seen ANYTHING like this before in my life! I can't believe Homecomings is still able to do business in this Country!
I paid my payments to them, and low and behold, I go to refinance with a lower rate at a different company, and the payoff is over $10,000. higher then the original loan, and it said I was 2 years behind on my payments!!! NOTE: this is the first I had heard of this..in fact, I paid an extra $100.00 a month...apparently they added insurance on my loan (I HAVE ALWAYS HAD MY OWN HOMEOWNERS INSURANCE!)..and the penalties and late charges were unbelievable...
This many people CAN'T be wrong or at fault...
We had a failing business, and we were in a chapter 13 bankruptcy, and what happened is they never coded our account correctly and get this**they NEVER filed the paperwork and added them to the towns file, of our deed...and because we were in bankruptcy, they couldn't!!! So in reality they had NO interest whatsoever in my loan...but they got above and beyond their share of my hard earned money...
They are senseless, heartless, and corrupt! I would NEVER do business, nor would I recommend them to my worst enemy....LAWYERS OUT THERE WHO ARE NOT OUT JUST FOR THEMSELVES, WHO WANT TO HELP INNOCENT PEOPLE, SHOULD REALLY TAKE THIS CASE ON, TRY TO RECOVER SOME OF OUR HARD EARNED MONEY WE LITERALLY HANDED OVER THESE CROOKS!
You get on the phone with the idiots, one person tells you one thing, the next tells you something totally different! (you think they are related to George W?? LOL).
My heart goes out to everyone who has dealt with this company, and I pray that SOMEONE someday can help us find some kind of justice!

BRENDA, I HEAR YOU ! HOMECOMINGS SENT US ONLY 1 PAYMENT STUB, WE CALLED FOR 10 MONTHS STRAIGHT AND ONLY GOT VOICE MAIL, NO RETURN PHONECALLS. MAY 2005 THEY HAD A SHERIFF SERVE US THE PAPERS THAT THEY WERE STARTING TO FORCLOSE ON OUR HOUSE, NOW WE ARE STILL TRYING TO GET IN CONTACT WITH SOMEONE FROM HOMECOMINGS BUT STILL NO LUCK. DEC.8 2005 UNKNOWN TO US THEY HAD AN AUCTION AND OF COURSE HOMECOMINGS BOUGHT IT BACK, JAN.7 2006, THEY HAD THE SHERIFF SERVE US A 48 HOUR EVICTION NOTICE. NOW WE HAVE 2 KIDS AND 2 DOGS, WHAT WERE WE TO DO WITH THE DOGS? THEY DON'T CARE.I WILL NEVER REFFER ANYONE TO THEM, ARE WE SUPPOSED TO BE NOTIFIED IF THEY ARE AUCTIONING YOUR HOUSE? brenda glad you were able to find another finance comp
as far as a classaction suit against homecommings they have already been suit for much of the smae things they are still doing
prob because they are now part of the gmac company and these are the practices that gmac encourages them to do and because gmac has become so big they do not know what the heck anyone is doing
so basically we have to cut the head off of the snake (gmac) and the rest will die off later every one keep bad mouthing gmac and they will go down it has already started

I just want to commennt on what actions you may want to look at as far as your escrow, this is called forced escrow, your mortgage company showed that you did not have homeowners insurance on your loan, this may have been lost during your service transfer. Way to correct is have your Insurance agent fax over the policy to the new mortgage company showing effective dates. You will need to call the new servicer to get what is called the mortgagee clause and ensure that the loan number is included on the policy.
You will need to also call them back after they receive to ask for ALL refunds of what they charged for forced placed insurance. As for the taxes, you will need to contact your Taxing authority to inquire on what was happening to your payments you made directly. They may have posted to a wrong parcel, which is your id for the property. If they show you paid, you need to get that evidence faxed to the new servicer so they can adjust. Please let me kmow if you need any further information, I work for a mortgage company, but definitly do not work for this one. Good luck

I am curious Brenda.. you said you got a snail mail letter from Homecomings after making your post. So what kind of garbage did they spew forth, if you don't mind me asking ? They are the most unethical company I have ever dealt with and will go back to renting if I get sold to them again.

I have NEVER been late making my mortgage payments. You need to pay attention to the details if you are going to file a rebuttle.
I NEVER received a contract from them, just a notice we had been bought out in February 2003.
I NEVER received a notice from Homecomings about the taxes until they were ESCROWED and put in with my monthly statement. (Lost in the mail, not sent? Who knows?)
I have ALWAYS had insurance on my home, and as I said in my initial report, I ALWAYS paid the taxes, but obviously NOT soon enough to suit them.
I never had these problems in the TEN YEARS prior to Homecommings with my other mortgage co.
I find it rather ODD that I received a letter from them(snail mail)about my post, within TWO DAYS of my first post!(At least I know they DO have my right address)
Must have flunkies going over ALL these bad reports about them.....:)

When you have a mortage you have a duty to make your payments on time. If you do not have the funds than you need to get in contact with your mortage company and make the necessary arrangements. The reason why your taxes were paid is because you were in arrears on your taxes. The county sent a notice to the mortage company who in turn sent a notice to you to pay them. What was neccessary for you to do was to either make arrangement with the county for a payment plan or set up an escrow account with the mortage company .The last thing you should have done was ignore the notice ...Which is why you your account was escrowed ...If Homecomings never paid your taxes ...guess what your home would have went up for tax sale and you may have been homeless . So maybe you should take responsibilty for your actions
