I worked for Oakwood Homes in New London, NC for 10 weeks. Traffic at the sales center was almost non existent. Corporate instituted 1 repo/aasumption and 2 new floor quote.
I never did sell a new unit. However, I did sell several repos.
At the end of 60 days, Oakwood let me go for not making quota. To add insult to injury, they did not pay me 900.00 in commissions due to me for the repos. I had no outstanding draw.
Calls to the top cheese for the region have gone unreturned.

Bill, super salesman, then I would suggest that you buy the company

Bill,
Since you are such the super salesman, then I would suggest that you buy the company. I am sure because you made so much money selling all those homes you should be able to become the major stockholder with no problem at all...

It is only $0.07 a share. Go for it! Though the financials on Yahoo don't look to good to me. If I were you I would hurry and do something... 'cause as part of the "restructuring" I am sure that they are gonna let a lot of people go...

Remember, these are the best that Amercian Business schools can come up with so their solutions will be very simple...

50% lay off across the board
Close manfacturing plants
Close sales offices
High earners means high expenses to pay their commissions... (I know, I know... high commissions means high sales... but that isn't how they will look at it.)

Heck, I even have a BA in business from CSUSB and it breaks my heart to see how some companines operate.

the commissions that they owed me for the units that I did move in 2001 - 2002. Repeated calls to the Greensboro offices were never returned.I later found out from other former salespeople that they ripped off many former employees.

I have moved on to a successful sales career since I made this report. Looking back, I'm glad that things didn't work out with Oakwood. I never did fit in with the company because I believe in ethical business practices and the corporate culture at Oakwood was one that actually exuded dishonesty and bad ethics. One was expected to really put the screws to customers and that was something that just never sat well with me.I believe in treating people fairly.

I'm glad to hear that Bill thinks that Oakwood is a great company and I'm glad that he thinks that he is such a great salesperson and that I am not. Of course, I suspect that much of what he has written is just drivel because being in the business that I am now employed in (mortgages), I can keep a finger on the pulse of his industry. And sure, he may be able to drum up some business, but I know for a fact that mobile home financing is very hard to come by these days and I suspect that Bill may just be inflating his success in order to make himself feel good.

Oakwood is a terrible company and I'm glad to hear that it has gone down the tubes.

This is directed to everyone scammed by Oakwood... after speaking with the Att. General I was informed that Oakwood aka all Oakwood and Oakwood acceptance corps. filed bankrupt and their assets liquidated... ok so why am I still getting collection calls... a couple months back a man called claiming to be a rep of Oakwood... wanting to know when we were going to pay for the junk they tried to get us take... well after I informed him that

I spoke with the Att. Gen. and what I was told... It was illegal for them to try and collect because they are no longer a company and do not have a business license, he said oh ok and I have never been contacted again. please if anyone knows what to do or how to file a class action....contact me at barnettdee@earthlink.net and we will try this together...

And to Bill... well I wouldn't even admit to working for Oakwood... have you been reading what has been going on... do you know what they have been doing to people all over the country? And yes if you promise them a big bunch of BS anyone would buy into it... that is just what others were doing too and it is wrong... but that is what Oakwood has based theirselves on ... empty promises and BS.

I have been a salesperson with Oakwood since November of 2000 and I can understand a lot of "our" customers frustrations. But in reference to the former salesperson who claims he could not sell a new home because of poor traffic or unfair quotas, this absolutley drives me crazy. If you want the limitless amount of income a sales position offers you have to be able to be hungry enough to get after it.

If it was easy then everyone would be doing it. It's not easy and that is why you are rewarded with commissions and prizes when you exceed the companies expectations. Did you have weekly ads runnig in your local paper? Did you put out yard signs advertising home package deals for sale? I have been running two ads a week for almost 4 years and I put out 25 signs every Monday. I sometimes do not even talk to a customer who has just pulled in on our lot for a week at a time because I have 2-3 appointments everyday. Did you offer a referral program? On my business card it simply states that if you send me a customer and they buy a new home then I will pay you. AND the more people you send the more I will pay you, the payment incerements go up for each new referral. Maybe if you did'nt spend so much time being negative and a little more time trying to make a positive career out of the opportunity you were given you would'nt have worried so much about traffic or quotas. Hopefully some of this advice will help you be successful in your future endevours.

To our past and future customers, as a company with over 400 company owned retail locations and 1200 independent locations of course there will be problems. But each salescenter is run differently by each General Mangaer and customer satisfaction is a huge part to our success. Like I stated earlier I offer a referral programs to my customers. Don't you think that if they don't get the service they deserve they would probably not send me any new customers? Would you send me your friends or family members if I treated you poorly? Of course not, I realize this and take great personal pride in customer satisfaction. Thank you for taking the time to read this and I wish you all the very best in life!!!
