I wrote a pre-dated check for my mortgage payment, they tried to cash this before the date on the check. The check was returned and they after a month contacted me to get another payment. I wrote them informing them that the money was in the my bank, I have sent papre from the bank proving this, and they could either re-submit the check or return the check to me at which time I would write another check.

They did not write me for another 2 months, all this time charging me late fees plus a re-turned check fee. At this time they required me to write them another check for my mortgage payment. I again informed them to either submit the check they had or return the check and them i would send them another check.

They waited another month or 2 before writing me to inform me that they could not return my check and I would need to inform my bank to cancel that check, more money out of my pocket. The vety next day the check was returned to me.

I admit I have been 30 days behind in my mortgage. This company will start sending you letters about foreclosure on your home at this time. Then they will refuse payment to show that you are 90 days behind and filing this on your credit report. Then they send you papers letting you know that they plan to foreclose.

This company keeps you confused by writing to you from 4 addresses, Texas, Florida, Wisconsin, and Pennsylvania(this is were I make payments). I have requested them to give me 1 person to work with, they ignore any of my written request.

Last year and agian this year they are in vilation of Federal law by not providing me the form to show my intersest paid to them. I refuse to deal with this company over the phone, I want everything in writing which they will advoid.

And send your payment via Priority Mail with signature confirmation. It will give you a little leverage when they say they didn't receive your payment before the due date..you have proof that they did. You will have proof showing the date and time it was received and who signed for it. I had to do that with a landlord once. No matter when the payment was sent, she would swear she didn't get it until the 6th. Even after I started sending my payments this way, she tried and even took me to court for refusing to py a late fee...and I won.

In this day and age, you need a paper trail.
