I am writing this letter to let you know how angry, frustrated and upset that I am over dealing with your company.

I applied to have my home refinanced in March of this year and dealt w/ John Ganci.

Here's where all of the following issues arose:

Mr. Ganci called me at different points in time from March thru June everyday stating that he needed all different types of paperwork. I e-mailed, faxed and even over-nighted
all of the required paperwork several times. This didn't seem to be enough.
I faxed every single paycheck stub and this still wasn't enough.

I was sent 3 different packages of papers to sign, and then I would get another phone call stating that they still didn't have all the paperwork that they needed.

I signed and over-nighted the papers back, that wasn't good enough, they were still missing paperwork.

I received 3 packets of paperwork which were supposed to be the final contracts.
All of which had different prices, added costs in which I said NO, I will not and do not want this / that included.

I was told that it would be a specific type of loan and they kept changing them. When questioned regarding this fact I was told that decision is not up to me, it's the under - writers.

All of which, I was told by Mr. Ganci that I would have all the proper paperwork on the 15th of May. Mr. Ganci told me not to make my house payment for the month of May.
I could not reach Mr. Ganci via phone and left several messages, none were returned.
Once I did speak to Mr. Ganci he told me that he was out of the office for several days, due to his son being ill.

Now, I have children of my own, butif you can't be at work and have peoples money and credit in your hands don't you think that he would have left a forwarding message stating that he would be out of the office and that his clients should contact another agent to help resolve the customers issues. No, this was not done and since left my house payment late, along with several unnecessary dings on my credit score.

My credit was run 16 times, this is what shows on my credit report.

All of this has done damage to my credit score and is completely unacceptable.
I feel this was done to lower my credit score to justify raising the interest rate.

After all was said and done, it seems to me that the people at Surepoint don't seem to know how to conduct business in any manner what's so ever. They can't get all of the paperwork in order when promising their customers that everything has been taken care of and they will close on a specific date.

The other thing that was very disturbing was how and who did the appraisal on my home.
The man that came out compared my home to those in which were the property size, no horse facilities, etc. In 1 instant he comp'd my home and property to 1 that was a 1 acre, 3 horse stall, on the side of a hill and the house was 1400 square feet.
I looked at this house / property, the house was almost built like my tack shed was.
Some of the other properties were either nothing close to what I have, they had large washes running thru the property, no horse facilities, no landscaping, on the side of hills or you had to be a mountain goat to get to the property. My home was appraised for $275,00.00 when homes and property in my area were going for double and triple that price.

I am sending this to all of the credit reporting agencies, everyone at Surepoint lending,The Better Business Bureau and Rip off report . com, The Federal Trade Commission, The Arizona Attorney General, so that everyone knows how Surepoint conducts business and treats what would be their customers.

Sir,

It looks like you want to remain anonymous online, but you also sent the message in your post to us by email directly, so we will be able to accurately respond to your concerns.  We apologize for your frustration, but we do have to verify employment, income, credit and property value before we can approve a loan and offer financing.

Your loan was submitted in February, and during the underwriting process, you quit your job without informing us.  This obvioulsy prevents us from completing the loan process. You must be employed to use your income to qualify for a loan. At that point, we told you we could no longer offer financing becuase of lack of employment.

You asked us to keep your file open as you were out to find new employment, or possible be rehired from your former company.

90 days later, you came back to us with a new job. That employer would not verify employment and income, and at that point, you quit your second job and you were hired at a third job. Lending guidelines require 30 days of paystubs, so we had to wait that 30 days before resubmitting.

At that point we also needed a new appraisal. The loan advisor paid for that appraisal out of his pocket becuase he was sympathetic to your situation.  We ordered the new appraisal, and also had to re-order credit since so much time had elapsed since the original submission.

Once credit was re-pulled, the credit score had dropped due to late mortgage payments that were not on the original report. Rates were different not only because of the amount of time that had elapsed (rates change daily) but because your credit score dropped due to the mortgage lates. The new apprasial also came in lower than the original.

Ultimately, loan approval is based on the strength of the borrower and property. Your case was difficult, although we did everything we could to try to help you. We thouroughly explained all of the changes and documentation and why they were necessary.  Under the circumstances, we could not help you further, but did everything in our power to try to help you.
