I applied for a refinance loan in March with Surepoint. I was all approved and had to pay $375.00 for an appraisal. Appraiser came and appraised my home. He would not or could not tell me what my home was appraised at or if it all went thru ok. This info is only given to Surepoint. My loan office contacted me and told me that something came back wrong with my septic system!

Of course he would not tell me what and informed me the loan is on stand by: For 3 weeks now I have been calling and calling different numbers, leaving messages with supervisors or anyone to call me back. DO NOT EXPECT TO GET A CALL BACK...BECAUSE YOU WON'T! NOT ONE PERSON WILL HELP YOU OR CARE! I paid $375.00 for an appraisal. I did not just have this money lying around. Now I called and I am told that they can not give me the loan.

At this point...I am out $375.00, no loan refinance, numerous phone calls and stress like no other. I feel sorry for anyone that has to go thru this! Know that you are not alone.

I apologize that the loan you applied for did not work out. As I'm sure you know, this is a very tough market right now and lending guidelines have become much more strict. The reason we underwrite loans and verify property value with an appraisal is so that customers are NOT scammed. There are many people these days that obtained a loan with an inflated appraisal, now owing more than their home is worth.

Part of the loan process and terms of application, which are agreed to by you upon initial inquiry, are to verify the borrowers income, credit and collateral (your property value). All of that has to be taken into consideration when we approve your loan. We can initally approve you, but those things must be verified for final approval.

The apprasier can not tell you the value of your home during the inspection. The appraiser takes a number of things into account, and also has to pull comparable sales in your area before determining the value. Any value he would quote you while at your home would not be accurate and simply a guess.

I'm not sure who you have tried to contact, but all customer issues come to me, and I havent received any calls or messages from you or from anyone with a similar situation. We have won the Better Business Bureau Torch Award for Marketplace Ethics four years in a row, and receive over 100,000 applications a year. As you can see, we receive a relatively low number of complaints, but take them all very seriously.

I know it can be frustrating when a loan approval doesn't go through, and for that I apologize. If you would still like to contact us, feel free to call the number below.
