My monthly payment has been constant for 24 months, Caliber biought the loan 21 months ago. I received a notice in Janurary that my payments would increase by 35%! Their reasoning: this was dues to increases in homeowners insurance and and taxes. Acccroding to my insurance company my homeowners premium was reduced not increases and my lans taxes have not increased in ten years.
Using their website, customer service, and compliant dept had no effect. I changed my insurance company and my premiums was reduced by $1,000/yr. I giled comploiant at bot the state and federal consumer protection sgencies. The state, Alabama, as a response sent me a stamped copy of the Caliber response with a boldface larger disclaimer: This is an attempt to collect a consumer debt, etc. The state had nothing else to say.
The federal consumer protection agency required a formal reply which I duly received from Assistant Vice President Shahbazi stating eseentially what the original notice said; i.e., increases in insurance and taxes and in the same paragraph the AVP quoted my rate reduction.
I disputed the reply with plain math and my escrow contribution was scheduled to increase 49%. That includes a "two month cushion" not prohibited by law. After many hours of trying to communincate with Caliber my monthly increase was 11%. When I use the HUD EscrowCal_v3.0 including the "two month cusion" it says my payment shold be 6% higher.
Flagstar, who bought the paper from my "hometown" bank did not require a two month cushion, when Caliber bought the paper it was three months into the yearly scheme; however last April they allowed the same one year payment structure with a two month cushion added which reduced my contribution to the escrow impoundment. Now this year when the yearly escrow analysis is showing a negative balance when they would have paid my former insurance. My new insurance reduced my escrow obligation by 33%. Regardless they still increase my payment by 11%
A key fact: After they obtained the mortgage from Flagstar they changed their business from a loan bundler to a loan servicer/lender along with a name change and now the folks making the payments are not their customers to be satisfied, but payees to be milked so the company can calculate better year end statements and make their real customers, stakeholders, happy.

I work for a company that deals with these types Caliber Home Loans have been a one of the names that has been coming up a whole lot lately. It seems they are involved with a ton of fraudulent loans.
We will be able to advise,consult and educate you. You may be able to receive the compensation you deserve due to the negligence of the lenders involved. It is your obligation to yourself to use your last means of defense to get to the truth of this matter. Once you provide evidence that they have been collecting on your property illegally you can take it to court and petition to void the deed of trust.
