The property had almost twenty maintenance orders submitted since we inhabited the residence beginning August of 2013. Within the first month of being in the unit we had submitted 5 work orders and one which was for the Air Conditioning unit failing and my family going without A/C for almost 3 days in over ninety degree weather.  Two weeks after the air conditioning unit was fixed we found out that the A/C repair team had punctured a pipe running through the wall and water was continuously spraying in the walls for the home. The water was running in between the walls and ended up flowing into the garage and saturating our personal belongings. While the punctured pipe was being fixed we had to submit another work order to repair the fence which was falling over in the back yard.

We decided to pick this property because of the fenced in backyard and having 3 children and pets. The fence was falling over in certain areas and was a danger to our children who would play in the backyard. The fence also had planks that were broken or missing, which resulted in our dogs getting out several times and the Orange County Animal Services being called and we received a citation for. After much debate with the management at the Orlando location the fence was repaired but then more issues came to surface. The electrical outlets would partially work throughout the house and the A/C was not being efficiently cooling down the home.

The A/C unit in the garage started draining into the garage again due to a buildup in one of the pipes. As a result of this new leak we had mold start to growing in the garage drywall, the wall around the air return inside the home, and mold growing behind the baseboards in the kitchen and living room. When we realized that there was mold growth inside the home and A/C unit. He came to the home and looked at the mold then swabbed the outside area and verified the mold issue. He also went inside the home and verified that the interior walls had high amounts of moisture in them and they would need to be looked peeled back to make sure there were no hazards. Once he finished his assessment he left his swab with us and advised us of the Florida laws on Mold testing and Mold Remediation.

After we spoke with a local company we contacted Invitation Homes and  then submitted another work order. The following day the A/C company came out to repair the unit leak but once they fixed the leak the HVAC technician began taking photos of the mold so they could start reviewing the area for a mold repair. I was then contact by woman from the A/C company stating they were going to repair the mold, even though they are not certified to do mold remediation. The woman also told me that she passed her mold certification recently and I was not to go out into the garage for any reason but if I needed to then I needed to have a mask and gloves on. Later that day I was contacted by Brian and Invitation Homes and he said they a different company was going to be sent out to review the mold and to repair the contaminated areas. The following day a company the verified the mold damage to the house and started removing floor molding and spraying chemicals on some of the contaminated areas.

He also sent up De-humidifiers, Fans, and Air purifiers to dry out the walls and start taking some of the mold out of the air. We were told that the machines would have to run for 3 days straight and that the De-humidifiers will put off a lot of heat since they are taking the moisture out of the air. All this machinery was setup in our garage and inside the house and they made a lot of noise, They were also positioned right under the thermostat in the house, which caused the thermostat read over Eighty degrees for three days and the A/C never turned off.  At this time we are waiting to hear back on the extent of the mold between the walls and how long the mold had been accumulating between the in the home. We have felt like our issues with the home were not taken serious and we were just not important as tenants in your property.  With the issues that we have had with the home, we feel that this has been a breach of the implied warranty of habitability.
